Real Projectives is a national real estate consulting firm that provides tailored advisory and project management services spanning the entire property lifecycle. Clients ranging from small business owners to the largest institutional real estate investment firms trust us to help them acquire, renovate, improve, and develop a variety of property types throughout the United States.

Real Projectives seeks a highly motivated Project Manager to take ownership, plan & manage the lifecycle of multiple renovation and ground up development/redevelopment projects from acquisition diligence through occupancy to achieve objectives and satisfy client expectations. This position collaborates with other team members to ensure successful delivery of owners representation and construction management services that is aligned with Real Projectives core values and standard practices, including promoting lasting client relationships.

We are seeking a Project Manager based in Florida to handle multiple Florida based projects.

OVERARCHING RESPONSIBILITIES:

  • Advise and represent real estate owners and investors as a trusted advocate.
  • Evaluate client goals to establish priorities and plan appropriate project strategies.
  • Organize internal staff and integrate external resources to effectively accomplish work while maintaining quality standards.
  • Facilitate effective communications among internal and external project teams and stakeholders.
  • Work with developers, architects, engineers, contractors, property managers, lenders, and many others.
  • Forecast costs, negotiate commitments, and control expenses for on-budget results.
  • Expedite schedules to coordinate critical tasks for timely completion.
  • Assess and manage risks to minimize intolerable surprises.
  • Sourcing and negotiating contracts for architectural and engineering services, construction services and materials.
  • Transitioning projects from construction through occupancy
  • Travel to sites and observe work progress to maintain timely project knowledge.
  • Lead the diligence process and pre-closing consultation
  • Navigate, oversee, and advocate through entitlement, permit, and approval process.
  • Manage ground up development projects in conjunction with client's development partner and its general contractor.

DETAILED RESPONSIBILITIES:

  • Create & manage schedules to ensure timely completion of assigned projects
  • Expedite critical tasks, sensitive sequencing activities and long lead time elements.
  • Create project budgets, track commitments, and measure invoices and payments against it
  • Determine best project procurement/delivery approach and lead preparation of bid packages.
  • With support from legal and insurance counsel, negotiate contractor/vendor agreements.
  • Review and comment on drawings and document deliverables for quality and coordination.
  • Review invoices and applications for payment and oversee monthly funding requests.
  • Manage intended and unexpected changes and fairly negotiate change orders.
  • Strive to minimize and resolve disputes and adverse claims
  • Monitor progress of each project, ensure good communications, and act to resolve issues.
  • Participate in progress meetings; review minutes and keep client duly informed.

BUSINESS DEVELOPMENT:

  • Strengthen relationships with current clients and promote the company reputation by upholding the Real Projectives core values.
  • Actively network through industry events, and seek to develop business and partnerships to promote our brand and help us grow.
  • Participate in relevant professional/industry organizations.
  • Leverage past and current professional relationships to enhance business development efforts

EXPERIENCE & SKILLS:

  • Bachelor's degree in construction, building engineering, real estate, or architecture preferred or in another field subject to equivalent work experience.
  • Minimum ten (10) years working as a lead construction manager or real estate project manager on projects exceeding $20 million, preferred experience serving as an owner's representative.
  • Experience leading project teams in due diligence, design and construction phases preferred.
  • Proficient at using computers and software including Microsoft Windows, Outlook, Teams, Word,
    Excel, & PowerPoint, as well as various internet browsers.
  • Familiarity with online project and file platforms such as Dropbox, Procore, Fieldwire, Trimble Unity Construct, etc. desirable
  • Maintain positive and professional client and vendor relations.
  • Ability to collaborate and problem solve both in a team setting and independently.
  • Fundamental delegation skills with appropriate degree of assertiveness and initiative to hold project team members accountable for performance.
  • Work proactively by taking initiative to mitigate risk, create solutions for project challenges and take personal responsibility for individual and group projects.
  • Effective planning, organizational, and time management skills.
  • Attention to a myriad of details and not lose track of important issues.
  • Fluent in spoken and written English language.
  • Valid drivers license with ability to safely operate a vehicle.

PHYSICAL REQUIREMENTS:

  • This position frequently works in an office environment and sits at a desk for extended periods of time and requires dexterity to operate general office equipment.
  • This position may require frequent walking, bending, kneeling, standing, climbing and reaching, and will require sitting for extended periods of time.
  • This position will occasionally traverse construction sites where the terrain may be uneven.
  • The person in this position may occasionally travel via personal vehicle regionally and via commercial transportation nationally.
  • The person in this position may need to occasionally lift and carry up to 25 lbs.

WORK ENVIORNMENT:

The work environment is both in an indoors office and outdoors on jobsites. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets. Visits to client offices, travel to project locations, and walking on sites under construction in all types of weather conditions are necessary.

HOURS:

The position will be full time at-will employment. General work hours will be as needed. Weekend and overtime may be necessary.

LOCATION:

This position will be remote based in Florida. Some travel to the Companys office in Laurel, Maryland will be necessary. Local travel using own auto and national travel via public transportation is expected.

SALARY:

Compensation will be salary commensurate with experience. Potential bonuses based on personal contributions to Company performance.
