Palladium Management is seeking energetic and affordable housing savvy Leasing/Assistant Manager to join our team at our property in Van Alstyne, TX! We are looking for a career oriented professional with a passion to succeed in a fast-paced environment. Key Qualifications, Skills and Experience

  • Strong property operations knowledge with at least six (6) plus months’ experience in the multifamily industry.
  • Knowledge/experience in Tax Credit (LIHTC), HOME, or other affordable housing programs preferred.
  • Proficiency in OneSite (or similar) software.
  • Solid MS Office skills (Word, Outlook, Excel).
  • A positive attitude and willingness to be a team player.
  • A passion for helping and assisting people.
  • Weekend availability

Essential Job Functions:

The Leasing/Assistant Manager is directly responsible to the Property Manager for responsibilities relating to leasing, rent collections, resident relations, service requests, marketing, reports, updating area comp and marketing information, internet advertising, and file maintenance.

Conducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Violence Against Women Act and all other laws pertaining to multifamily housing.

Marketing/Leasing

  • Greets prospective residents and determines needs in a friendly and professional manner.
  • Conducts property tours with prospective residents in accordance with company policy.
  • Qualifies applicants for approval based on established rental criteria.
  • Works with applicants and third parties to verify all sources of income and assets.
  • Maintains waiting list of applicants and determines eligibility.
  • Forwards all completed income certifications to the Compliance Department in a timely fashion for review and approval.

Financial

  • Process all rental payments and miscellaneous income in accordance with company policies and procedures.
  • Complete all forms and reports pertaining to income collections in an accurate and timely manner.
  • Prepare and maintain a list of all delinquent rents.
  • Follow up with residents on delinquent rent to ensure collections are made on a timely basis.
  • Process and deliver late rent notices and evictions in accordance with company procedures and TAA guidelines.

Renewal/Recertification Process

  • Monitors upcoming resident renewals/re-certifications on a monthly basis.
  • Responsible for contacting residents to schedule renewal/recertification appointments.
  • Works with residents to complete all renewal/recertification paperwork in a timely and accurate fashion.
  • Works with residents and third parties to verify all sources of income and assets.
  • Forwards all completed recertification documents to the Compliance Department in a timely fashion for review and approval.
  • Reviews prior year files while preparing recertification in order to verify reasonability and compliance.

Administrative

  • Prepares miscellaneous resident communication as needed.
  • Completes all lease paperwork including related addenda and accepts rents and deposits.
  • Organizes and files appropriate reports, leases and paperwork.
  • Prepares maintenance service requests.
  • Prepares and completes move-in files.
  • Assists Property Manager in preparation of daily and monthly reporting, resident communications, move-out inspections, market surveys, etc.
