About the Position:


Responsible for assisting with daily asset management activities to ensure that investments are protected and are meeting financial objectives. This role will be responsible for all HAP renewals and HAP related tasks, tracking and reporting on project management throughout the portfolio, creating and distributing investor reports, monitor insurance claims, and reviewing and finalizing budgets.


We're looking for an organized and resourceful team member who enjoys a challenging environment, working with a variety of staff and digging into numbers. This position will work directly with and report to the Vice President of Asset Management on all asset management tasks.


This is a full-time (40 hours per week) position. You can choose to work in our corporate office in Westlake Village, CA, remote, or hybrid. We're looking for a consistent weekly schedule but can offer flexibility in work hours.


Responsibilities:


  • Create budget templates for use in annual budget process.

  • Complete preliminary budget review process including quarterly and annual budget reviews with Property Management Staff.

  • Finalize budgets and communicate expectations to other departments.

  • Ongoing analysis of building budgets to ensure operational performance and achievement of distribution projections.

  • Monitor and track all repairs that rise to internal project management tracking.

  • Send out weekly reports that summarize all projects in the project management workflow.

  • Create annual investor reports.

  • Track and manage all HAP renewals in accordance with the HUD renewal guidelines.

  • Produce rent comparable study reports to understand where market rents are for properties as necessary.

  • Submit budget-based renewals for all PRAC properties to maximize rents.

  • Utilize Yardi reports to accurately review budgets and property operations.

  • Monitor and track all insurance claims to make sure we are receiving the correct proceeds in a timely manner.

  • Coordinate with Property Management to ensure that current insurance certificates are on file for any third-party vendor, sublease or commercial space renter at each property or office location.

  • Update insurance and lawsuit trackers as necessary in order to maintain accurate logs of various claims and suits across the portfolio.

  • Coordinate and oversee the completion of special projects as needed.

  • Maintain basic awareness of HUD financial guidelines, forms and objectives in order to aid in the successful ownership of government subsidized housing.

  • Perform other related duties as assigned.


Qualifications:


  • Budgeting experience preferred

  • HAP experience is helpful

  • 5+ years of relevant asset management and/or investment real estate experience

  • Microsoft Office (Outlook, Word, and Excel) proficiency required
