JOB SUMMARY: Assists the Area Development Manager site planning and area development of new and existing projects.

MAJOR RESPONSIBILITIES:

  • Provides area development/site specific designs in support of the Area Development Manager for Resort/Theme Park projects, accomplished with in-house support of Landscape Architects or various consultants. Helps configure layout components for sites of new Theme Parks or Hotels. Assists with the lay out of specific and detailed design phases of lands/building massing-attractions, water conveyance and retention, parking, open space, access/egress points, vehicular and pedestrian circulation, landscape areas, etc. into a comprehensive site plan or series of site plans. Assists with phases of schematic design through construction documents including the bidding process by coordinating with the design team, operations, consultants and project management staff. Monitors field contractors after the bidding process is negotiated through the general contractor or director to the owner for the area development scope. Performs presentations and interfaces with the creative team/project management staff during and at the completion of each phase to validate design intent and cost targets.
  • Participates with planning/site development design for new Resort/Theme Park land uses. Researches and diagrams regional aspects for a new project such as: water constraints both on and around the site, rail and vehicular access requirements and guest demands based on the design load for the in park capacity, parking requirements, utility requirements and routing, noise issues, understanding setback requirements adjacent land use constraints and influences, the availability of plant material and the need for a procurement strategy and tree farm/nursery program etc.
  • Interfaces with consultants during design phases from concept through project administration.
  • Interfaces with clients (i.e. partnerships, operations for the parks/hotels, governmental agencies) for the common goal of project intent.
  • Works within the team environment to help maintain common cost/schedule goals.
  • Interfaces with Technical/Maintenance staff for on-going quality control of existing projects.
  • Understand and actively participate in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.
  • Performs other duties as assigned.

QUALIFICATIONS:

  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations
  • Ability to write reports, business correspondence and procedure manuals.
  • Ability to effectively present information to top management, public groups and/or boards of directors.
  • Ability to compute rate, ratio, and percent and to draw and interpret spread sheets.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • Ability to define problems, collect data, establish facts and draw valid conclusions.

ADDITIONAL INFORMATION: Potential indirect supervision of contractors and/or consultants depending on the project. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

SCOPE: Participates in decisions of major nature. High degree of tact & diplomacy to obtain favorable.

EDUCATION: High school degree or GED is required. Bachelor’s degree in Landscape Architecture or equivalent is preferred.

EXPERIENCE: 5-10 Years: Relevant landscape architecture and planning experience with a focus on theme park & resort development required; or equivalent combination of education and experience.
