POSITION SUMMARY:

Reporting to the Manager, Facilities, the Building Services Worker II is responsible for performing tasks required to keep the facility safe, clean, neat operating environment. The Building Services Worker II performs regularly scheduled tasks, as well as those assigned by Manager, Facilities and those which arise on an as needed basis. Exercises judgment in undertaking administrative functions, repair and grounds keeping.

PRIMARY RESPONSIBILITIES:

  • Office Administration and Recordkeeping
    • Establishing and using record keeping systems; handling orders, invoices and documentation, communicating with manager, co-workers and affected staff, monitoring work flow and reporting to the manager.
    • Organize the Building Services office
    • Oversee the workload of the team and assign work utilizing the work order system and project lists
    • Order supplies, furnishings and equipment needed
    • Maintain department’s workload reporting systems and provide regular reports to department manager on progress and volume of work
    • Maintain communication with contractors and staff
    • Ensure invoices are approved and submitted
    • Advise managers on matters that may become problematic or need further attention (i.e. recurring repairs, safety hazards that are difficult to remedy etc.)
    • Develop and maintain monitoring and tracking systems for such things as supplies and tools purchases
    • Work with contractors as needed or assigned
  • Maintenance, Repair and Projects
    • Perform routine and general maintenance and repair projects and tasks
    • Make general repairs including minor carpentry
    • Report and record needs for maintenance or repair as noticed or requested by staff
    • Organize and complete small projects which can be completed in a day or two by one BSW with limited assistance from another BSW
  • Housekeeping
    • Open buildings as scheduled, perform daily scheduled opening tasks (e.g. collecting and packaging the biohazardous waste, ensuring flag is hung)
    • Perform regular routine housekeeping tasks (i.e. cleaning assigned spaces, making sure public areas are clean and set up properly, setting up event spaces, replenishing supplies etc.)
    • Respond to staff pages for small immediate tasks such as thermostat adjustments and spill
    • Schedule and perform seasonal or other special housekeeping tasks (i.e. washing walls, floors and windows, graffiti removal, moving and/or storing furniture etc)
    • Keep the Building Services office and space in good order
    • Address signage by ordering materials, checking what is needed and creating signs as needed
  • Grounds keeping
    • Perform daily tasks on grounds such as picking up trash, sweeping and emptying trash receptacles
    • Maintain flower beds and lawns by raking, weeding, planting/transplanting plants, watering, mulching, mowing and trimming; removes and shovels snow as needed
    • Perform CSHC assigned tasks in Codman Common
    • Ensure grounds are safe for public and staff use under adverse weather conditions Serves as a member of the WET Team
    • Ensure delivery access to rear entrance and Kit Clark and orderly use of employee parking
    • Coordinate seasonal tasks, including organizing staff execution of seasonal tasks requiring more than one person or day
  • Other Duties
    • Assist with the conduct of fire drills
    • Respond to “Dr. Strong” pages
    • Run interference for construction projects
    • Carry out Corrective Action Plans for building related matters


QUALIFICATIONS:

The incumbent in this position should be a high school diploma or General Equivalence Diploma (G.E.D.) Valid MA driver’s license or permit preferred. 1+ years’ full time or its equivalent maintenance experience in commercial, industrial or public agency, performing the full range of custodial duties. This individual must be able to perform each essential function satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. The employee is occasionally required to sit. The employee must have the ability to lift and/or move 50 pounds. Seasonal exposure to outside weather conditions. Employee must be able to perform each task in a safe and prescribed manner using proper personal equipment.
