About the Opportunity:

The Construction Project Manager position provides managerial oversight to various construction projects, or a series of construction projects, for Skilled Nursing Facilities.

Additional responsibilities include Facility Assets Management by aiding the local Maintenance Director of each Skilled Nursing Facility for various facility management related projects.

This position is responsible for the overall direction, administration, completion, and financial outcome of construction projects. Oversees, directs, and manages the general contractors and contracted consultants responsible for developing project scope, budget, and schedule, to establish operational priorities for each Skilled Nursing Facility.

Location: Northern California Market

Essential Functions:

  • Identify capital expenditures, develop scope requirements, estimating budget requirements, contracting of work and timely completion of all projects within budget
  • Visit properties and develop asset plans to understand existing conditions, inspect work progress or validate completed project against company standards
  • Ensure that the construction assumptions, project risks and alternate actions are recommended to maintain schedules and budgets
  • Reviews all drawings and make sure they conform to State and Federal regulations
  • Develop schedules and maintains targeted completion dates.
  • Identify and assigning General Contractors and negotiate, recommend, and approve contracts with GC’s
  • Ensure that coordination and regular communication of overall project occurs between facility Leaders and various key stake holders to minimize project delays and/or budget challenges.
  • Provide emergency response to ensure success and safety to the staff and residents.
  • Perform due diligence for acquisitions and redevelopments

Qualifications:

  • HCAI experience (OSHPD) OR experience with Skilled Nursing required
  • Degree in Project or Construction Management or 1+ years of experience in Construction or Facilities Project Management required
  • Demonstrated experience with performing on site assessments, budget estimates, and successfully management of project cost information
  • Ability to develop scopes of work, Request for Proposals (RFP’s), select vendors and monitor projects
  • Experience directly managing vendors, ensuring accuracy and quality of finished project and validate invoicing
  • Strong computer skills (MS Suite office programs including Word & Excel)
  • Experience interfacing with cross-functional internal stakeholders within a multi-department environment
  • Frequent travel by car and/or plane is required

Salary: $95 -$130,000/annual DOE; may be eligible for bonus
