Overview:

Salary Range: $140,000-$160,000, plus bonus potential and auto allowance.


The Development Manager is responsible for managing day to day aspects of one or more residential or mixed-use projects to ensure successful completion in accordance with Holland Partner Group’s core values.

Responsibilities:
  • Assist in evaluating the property and its development potential and identify areas of risk in the due diligence and conceptual design phase.
  • Assist with market evaluation and analysis of demographics, market demand, and competition.
  • Coordinate with the project Investment Team to perform due diligence, assist in the assessing the financial feasibility of projects and prepare draft budgets.
  • Manage as required the ordering and reviewing of third-party reports to ensure they comply with financial partner requirements.
  • Manage the assembly of financing packages for development deals.
  • Prepare and own the project proforma and detailed budgets.
  • Prepare RFPs for the consultants (architects, engineers, etc.) and play a lead role in assembling and managing the A & E team.
  • Ensure that documents are complete, accurate and on time in support of compliance with legal requirements and company policies.
  • Prepare consultant agreements as required for signature.
  • Assist with the project positioning, branding, and product development including floor plans, specifications, and amenities.
  • Manage aspects of the land use entitlement process with applicable government authorities.
  • Coordinate project schedules, specifications, and reporting requirements for lenders and partners.
  • Ensure that project is on time, on or under budget, and built to highest standard of quality
  • Coordinate and review monthly draw packages with development, project management and accounting.
  • Coordinate with project manager and architect during the document completion and VE process.
  • Prepare reports, schedules, presentations, and budget updates as required.
  • Collaborate with other business lines to ensure project is transitioned effectively at the completion of the construction of project.
  • Coordinate with the Retail Development team for the leasing of retail or commercial space included within a project.
  • Collaborate with Holland Residential to execute an effective lease-up strategy.
  • Represent Holland Partner Group in a professional manner at all times.
  • Conform to company apparel standards and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.
Qualifications:
Education: Bachelor’s Degree in Real Estate, Business, Finance or related field required. Master’s Degree in Real Estate, Business, Finance or related field preferred

Experience:
Minimum five years’ experience in real estate, finance, development or related field.

Knowledge, Skills and Abilities Required:
  • Thorough knowledge of the real estate development process
  • Remarkable proficiency in financial analysis.
  • Entrepreneurial aptitude combined with a strong work ethic and the desire to learn.
  • Ability to read and understand complex legal contracts and financial documents.
  • Ability to think critically and creatively and execute sound judgment.
  • Excellent communication and team leadership skills.
  • Skill in both verbal and written communication.
  • Ability to work effectively with all levels of employees while inspiring respect and credibility
  • Ability to perform multiple tasks in a complex operating environment
  • Detail-oriented with the ability to follow directions accurately.
  • Proficient knowledge of Microsoft 365 and Adobe or Bluebeam.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.


This position also requires:

  • Valid driver’s license.
  • Flexibility in days and hours worked.
  • Travel and overnight stays.
  • Ability to lift or move up to 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
