Holladay Ventures' core focus is affordable/workforce housing development utilizing a broad array of financing strategies including tax credits, tax-exempt bonds, local grants, HUD programs, and conventional debt/equity. The Director of Real Estate Development will manage the development team at Holladay Ventures while supporting the CEO in sourcing and developing Affordable/Mixed Income Multifamily projects in Tennessee. You will be leading your own markets, sourcing deals, and leading a team of development analysts. The successful candidate will have excellent organizational, communication, presentation, and interpersonal skills.

This position has a high potential for growth in a fast-paced, fun, and entrepreneurial setting with competitive base pay, bonuses and potential for equity.

Responsibilities

  • Provide overall support to the CEO in order to manage the broad aspects of project development, including feasibility, finance, zoning/land use, design, construction, and leasing
  • Responsible for assembling and managing all members of a development team
  • Analyze and review the market, zoning, and site information through direct investigation and third-party consultants.
  • Develop planning for the successful development of multi-family projects, which would include preliminary financial analysis, Pro-forma modeling of new developments, and opportunistic investment strategies
  • Research and lead in developing new deals for the pipeline: Zoning Research/Applications for Zoning Changes, Variances, Easements, Special Exceptions.
  • Build relationships with City Council members, Mayors, and other City Leaders
  • Lead in the submittal of applications for funding sources as needed including Low‐Income Housing Tax Credits (LIHTC), Tax Exempt Bonds, Payment In Lieu Of Taxes (PILOT), local resources, Federal Home Loan Bank AHP, etc.
  • Project manage third-party consultants– market study, preliminary architecture, survey, environmental, etc.
  • Develop and maintain client relationships with nonprofit community development corporations, public housing authorities, community action agencies, and other community developers
  • Oversee due diligence required for various third parties, lenders, funders, and equity investors
  • Manage closings for complex real estate transactions
  • Work with loan and equity partners to get a permanent loan converted at the stabilization of the property
  • Acting as an Owner’s representative, maintaining communication and interface with all relevant parties including public agencies, community groups, and joint venture partners.

Qualifications

Education: Bachelor’s degree in Business, Finance, Sales or related field required or an equivalent combination of education and experience.

Experience: 4-5 Real Estate Development experience required, LIHTC: 5 years (Preferred), Multifamily development: 5 years (Preferred), Project management: 5 years (Preferred), Certified project manager preferred. Deal origination experience a plus.
