Ashford Communities is looking for a District Manager for a portfolio of multifamily residential properties in Austin, TX.

District Manager Job Responsibilities:
Substantial goals for this area of responsibility: Describe the major outcomes and opportunities that this position directly drives.

Current year: Short to Medium Term 6-12 months

Occupancy minimum across portfolio at 95%

NOI at 40% across portfolio

Hire all open positions within his / her portfolio

Improve employee retention to 60%

Work with the marketing team to build out a marketing plan for properties in portfolio

Increase and maintain Google reviews in excess of 4.5-stars

Improve tenant retention from 65% in 2021 to 75% in 2022

Have resident referrals from 10% to 20%

Addressing requests for maintenance and addressing their complaints to go from a 80%

completion in 24 hours to 90% completion in 24 hours

Overall morale and productivity of staff at the properties – find out specifics that need to be addressed and get them done

Building teams and holding them accountable to results

Onboarding and training of new team members

Improve over all curb appeal and exterior condition of the property

Check to see if the office staff do call backs on the service requests if the work is done as per the expectations

Inspect the maintenance shops and boiler rooms

Inspect the common areas like pools and fitness centers

Handle all the City Violations and get them corrected

Make sure Ready units available at all times

Review schedule billing for ancillary revenue and making sure all residents are charged

Longer term: (12-24 months)

Occupancy increases and stabilization at 91%+

NOI at 42% across portfolio

Improve and stabilize annual employee turnover at no more than 40%

Tenant retention stabilized at 70%

Resident referrals stabilized at 20%

Continue to increase morale and revenue over an extended period of time while managing the property

Increasing ancillary revenue from 12% to 15%

Strategic planning for future goals of the property

Actions: Describe the actions needed to achieve this positions and this department's goals

Frequent visits and contact of staff on all supervised properties

Work with the marketing team to build out a marketing plan for all supervised properties

Addressing requests for maintenance and addressing their complaints to go from a 80% completion in 24 hours to 90% completion in 24 hours

Setting and maintaining clear expectations with Community Managers to achieve goals that have been listed including (Renewals, Delinquency, Make Readies, Hot List, Market Comps, and One on One with Managers weekly)

Frequent contact with personnel to monitor performance and budget adherence

Quarterly budget variance reviews

On site Delinquency review with the Managers and team

Leasing staff – focus more on follow up with the leads.

Implementation of daily Manager huddles and weekly property update meetings

Encourage employees to sit with one another to gain strengths where their weaknesses may be found for additional training

Ability to make quick decisions in relationship to changes in occupancy of properties.

Work with a sense of urgency in relationship to occupancy and management of staff.

Proficient knowledge of real estate operations and all the complexities and complications thereby (including Fair Housing Laws) and liability issues.

Following companies process, policies, and procedures and be up to date on the changes communicated by management.

Ability to work hand in hand with management team and CEO.

Controlling of variable costs of R&M and payroll

Loss of revenues due to vacancy, skips, evictions, and concessions to the market rent and ideas on how to reduce

Ready units


Qualifications (Ideal)

  • Minimum of five years experience at on-site and supervisory levels.
  • Bachelor's or higher degree in real estate or business.
  • CPM, CAM, RMP, or CMCA Certifications are preferred but not required
  • Strong leadership and motivational abilities.
  • Exceptional communication skills and ability to interact with wide range of people.
  • Attentive to detail.
