The Primary focus of this position is to maintain the clubhouses and various other common use buildings and areas at the highest standard possible. This is done by performing repairs and preventive maintenance on a wide variety of building and facility equipment, fixtures and systems. Those holding this position are expect to apply multiple skills in the building trades to both the day-to-day maintenance of the community facilities and to any improvements as deemed necessary.

Requirements:


Essential Functions:

  • Conducts routine, periodic, or special inspections to determine repair and maintenance work necessary to prevent breakdowns of facilities, machinery, and equipment.
  • Immediately repair or report any hazardous situations that are observed to the Manager of Facilities.
  • Perform all surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough cleanup of the painting or repair area
  • Tests, inspects, and troubleshoots facilities or equipment issues.
  • Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
  • Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
  • Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
  • Uses line drawing diagrams and work specifications to ensure accuracy and conformance to metrics and/or work orders, to include validation of work performed by contract personnel.
  • Interfaces with customers, vendors, and team members in support of facility initiatives, work requests, or other duties as assigned in a professional and team-oriented manner.
  • Coordinates multiple projects (such as moving, roof repair & maintenance) with efficiency and proficiency in meeting timelines and schedules.

Minimum Requirements:

  • High school or equivalent education (required).
  • Minimum 2 year’s maintenance experience.
  • Good communication skills
  • Must be a teamplayer
  • Self-starter who can work independently, under pressure and with minimal supervision.
  • Must be available to work weekends and holidays
  • Knowledge of basic electric preferred
  • Knowledge of hand power tools, such as pipe benders, to run and protect wiring.
  • Able to safely work under all weather conditions and adapt to changes in the work environment easily as well as with unexpected events.
  • Hold a current and active driver’s license.

Language Skills:

Ability to interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to communicate effectively with guests, management, vendors/suppliers, club members, the general public and other employees of the Company.

Mathematical Skills:

Ability to add and subtract.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Physical Demands and Work Environment:

  • Position is in a busy golf/country club in a private residential community.
  • Flexibility in schedule.
  • Ability to lift up to 50lbs regularly; up to 100lbs occasionally and to lift overhead and push/pull.
  • Work in an upright standing position for long periods of time.
  • Must be able to frequently walk, sit, stand, bend, use hands and fingers to handle or feel; and talk or hear, stoop, kneel, crouch, adjust vision accordingly (close, distance, peripheral, and depth perception)
  • Exposed to outside weather conditions including heat, cold, wind, rain, snow, and humidity.
  • Continuous ability to talk and hear.
  • Specific vision abilities required by this job include close and far vision.

Equipment Used: Hand tools, pneumatic tools, shovels, picks, water pipe freezer, wheelbarrows, hoses, pumps, diesel trucks with snowplows, back hoe. Golf cart, ladders, general carpentry tools, electrician tools and painters tools.
