Facilities Supervisor

The Supervisor of Facilities directly manages the Department Work Group and Vendors for building systems and equipment maintenance and repair projects. This position provides guidance, technical support and direction to hourly employees, oversees compliance to all government rules, regulations and codes pertaining to all PGW owned or leased buildings, facilities, and properties. Further, this position insures operational standards and safe practices are met for all projects/work, conducts workforce planning, coaching, training, expense control and other administrative duties as assigned.
Responsibilities:

Coordinate daily operations PGW Departments is to ensure operations and services are not interrupted. This includes but is not limited to:


Inspection of all PGW properties, life safety and mechanical systems, Equipment such as lighting, electrical wiring, HVAC, plumbing, fire alarm systems, building automation systems.


Snow removal, maintenance of exterior walkways and areas.


Office/department relocations including power and communications infrastructure and furniture installation.


Oversight of special event setup and removal.


Oversight of third-party maintenance contracts.


Compressed natural gas refueling equipment.


Responsible for work orders, project, and parts/materials tracking, assigned project budget management, and timely processing and payment of all related invoicing.


Determine preventive maintenance schedules, inspections, and repair schedules for all mechanical and custodial function needs.


Manage Vendors to fulfill contract obligations and timely completion of their work.


Communicate all project status, issues, or questions to immediate supervisor or higher.


Oversee the monitoring of parking areas and coordinates issues or actions with the Security Department.

Identify building and property deficiencies and promptly schedules the correction of them.


Develop and provides project status reports, daily activity reports, vendor project progress reports.


Provide historical information or data for capital and operating budgets and forecasts.


Ensure that labor agreement provisions regarding personnel procedures are followed to minimize/avoid complaints and grievances.


Satisfy the second step of the grievance procedure in Facilities labor relations matters.


Supervise subordinate quality of work and activities by determining priorities, assigning work, monitoring projects, and providing direction and assistance as required.


Evaluate and meets with subordinates and management to discuss work performance including.

commendation and disciplinary actions.


Ensure that subordinates and contracted staff (when applicable) are properly trained and adhere to company policies, practices, and procedures including collective bargaining agreement.


Oversee the compliance of procedures for procurement, control of expenditures, and allocations of funds.


Coordinate internal and external training and development for facilities personnel related to their responsibilities including safety, equipment, and machinery operation, driving, chemical handling, etc.


Keep abreast of current facilities trends and best practices.


Maintain close liaison with various departments to assure continued cooperation and support for the efficient

operations of Facilities Department.


Perform other special projects and assignments as directed.

Qualifications:

Associate`s degree or higher in related field is required. Building trade certification or journeyman designation in any building trade discipline preferred.


3 to 5 years relevant experience working on commercial building equipment and systems.


Must have a valid Pennsylvania Driver’s License.


Must have leadership ability with a willingness to lead, take charge, and offer opinions in order to provide guidance to lower and higher level employees.


Must have good math, analytical and reporting skills.


Strong computer skills, especially MS Office (Word, Excel, Access, Outlook), and familiarity with facilities work management systems and accounting software.


Must be flexible to work occasional on-call, weekend and holiday schedules in this 24-hour 7-day/week operation.


The incumbent must have strong interpersonal skills, and the ability to communicate orally and in writing to internal and external customers.


This position requires the ability to handle multiple tasks simultaneously, usually under deadlines.
