  • The main goal of this position is to achieve maintenance excellence and provide high level of reliability for facilities and utilities systems in a cGMP facility. The Facilities Supervisor is responsible for the upkeep and repair of assigned facilities. This position requires expertise in critical utilities system operation, facilities and equipment maintenance to enhance cGMP operations and deliver a high level of customer service to the plant. This position reports directly to the Facility Engineering Manager.

PRIMARY RESPONSIBILITY


  • The Facilities Supervisor will be primarily responsible for overall facilities and preventive maintenance (PM) program and will ensure availability of resources to operate and monitor boilers per CA Code of Regulation Title 8, Sec 781, manage and schedule PM for Utilities system/equipment using Blue Mountain RAM, and manage reactive PM and minimize equipment and facilities down time.
  • The Facilities Supervisor is also responsible for proper operations of major sanitary and non-sanitary utilities systems, HVAC, BAS system and facilities/maintenance repair, troubleshooting and repair of equipment/systems, and vendor management.
  • This role will also assist the Facilities Manager in carrying out capital or expense project tasks, facilitate root cause investigation and CAPA implementation, and perform impact assessment for system/equipment, as needed.
  • Schedule, plan and prioritize PM activities for sanitary and non-sanitary utilities system (compressed air, C/HWFI, RO/DI, plant steam, clean steam, chilled water, etc) and assign resource to ensure timely completion of PM tasks.
  • Coordinate and establish schedule for PM activities with stakeholders and other department functional heads. Communicate PM progress periodically.
  • Ensure parts needed for PM are available. Create PM part kit as needed and monitor inventory of spare parts.
  • Supervise team members to ensure PM, reactive maintenance, and daily system monitoring are being completion properly.
  • Review and approve PM work order for completion in Blue Mountain RAM system. Ensure all supporting documentation are archived in the RAM system per work order.
  • Monitor BAS critical system/equipment alarm for any abnormal condition. Respond and investigate alarm condition. Ability to react to emergency equipment / system issue.
  • Communicate with site and management and all stakeholders to coordinate major PM activities and project execution. Communicate status of maintenance activities to stakeholders.
  • Ability to provide guidance, on-the-job training and sharing of expertise to direct report and other mechanics.
  • Create monthly report of PM status (% late PM, overdue PM, total PM completed, etc)
  • Ensure availability of resource to operate and monitor boilers per CA Code of Regulation Title 8, Sec 781.
  • Assign resource to perform work order for facilities, utilities system and equipment repair, modification and improvement. Ability to perform minor repair for facilities and utilities equipment/system.
  • Responsible for proper operation of major sanitary and non-sanitary utilities systems, HVAC and BAS system.
  • Interface and interacts with other functional department representative to troubleshoot and resolve complex facilities, utilities and equipment issue. Conceive technical solution to a problem.
  • Execute small expense and capital projects. Assist manager to carry out project tasks.
  • Facilitate deviation investigation and CAPA implementation. Perform root cause investigation and product impact assessment as needed.
  • Supervise and coordinate with vendors and contractors for PM, repairs and project execution.
  • Partner with EH&S representative to address safety and environmental issue.
  • Create or revise standard operating procedures as needed for improvement of existing standard or procedures. Review / approve procedural changes of others.
  • Create, plan, and execute change control or Critical Work Order to make changes to any GMP system or equipment.
  • Recommend improvement to current facilities system and equipment. Provide cost estimation.
  • Assure compliance with laws and regulations related to maintenance and operation activities (such as Boiler Permit, Pressure Vessel Permit)
  • Renew service contract with mechanical, electrical, and plumbing vendors.
  • Responsible for monitoring maintenance and facilities spending to ensure that expenses are consistent with department budget.
  • Ensure Eye Washes, Safety Showers and fire extinguishers are routinely inspected
  • Manage and review pest control program.

Required Qualifications:

Experience:

  • Minimum 5 years experience working in facilities and utilities maintenance.
  • Minimum 5 years experience working in a biotech/pharmaceutical cGMP / cGLP environment.

Education:


  • Trade school, training, certificate or equivalent work experience related to maintenance and facilities management is acceptable.
  • Bachelors Degree in Engineering is preferred.

  • Strong analytical and troubleshooting skills.

  • The ability to lift at least 50 pounds to chest height.
  • Must be able to climb stairs and ladders on a regular basis. Must be available to be accessible via cell phone, and work a flexible schedule as needed, including nights weekends and on-call.
  • Ability to squat, crawl, bend and work in loud, wet, and hot/cold environments.
  • Effective hearing capabilities.

Preferred Skills:

  • Competency in boiler operation and maintenance
  • Technical knowledge and experience in sanitary and plant utilities system, such as CWFI/HWFI, plant steam, clean steam, compressed air, chilled water, HVAC, and clean room.
  • Ability to read and understand piping/instrumentation diagram, electrical diagram and construction drawing.
  • Leadership experience to lead direct report.
  • Working knowledge in change management processes.
  • Experience with GMP equipment qualification / validation.
  • Experience in project management.
