Building Engineer


Purpose:

  • Professionally respond to tenant requests and the public as required
  • Effectively and efficiently operate and maintain all HVAC and MEP equipment
  • Serve as a Systems Operator
  • Perform, as well as supervise, maintenance work

Job Functions:

  • Provide prompt and courteous response to tenant requests within the guidelines set forth by the Company
  • Maintain ethical, professional, and courteous relations with contractors and tenants
  • Perform as a team member with all Company and client employees as well as client contract service providers
  • Assist to ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulations
  • Order, stock and inventory parts and supplies as directed by the Engineering Manager or Assistant Engineering Manager
  • Induce water treatment chemicals at proper amounts and times in heating and cooling systems
  • Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results.
  • Operate, maintain, and repair (except when specific maintenance and repairs are performed by contractors) all electrical, mechanical, HVAC, and MEP equipment as outlined by supervisors including, but not limited to:
  • Chillers
  • Cooling Towers
  • Pumping systems Boilers
  • Water treatment systems
  • Air handling and fan systems
  • Cabinet and radiant heating units
  • Package A/C systems
  • Dry coolers
  • UPS systems
  • Generator and fuel systems
  • Variable frequency drives
  • Electrical switchgear and distribution
  • Lighting and control systems
  • Fire suppression, detection, notification systems
  • Water distribution systems
  • Sanitary and drainage systems
  • Building automation systems
  • Door hardware and locking systems
  • Restroom fixtures and partitioning systems
  • Ceiling systems
  • Parking equipment
  • Perform all maintenance in a safe manner
  • Follow all current emergency procedures set forth by the Company and the assigned property, including but not limited to:
  • Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent
  • Assist emergency authorities and response teams
  • Comply with all Company and client policies
  • Aid in training and development of fellow engineers
  • Clean and paint all equipment and surrounding areas designated by supervisor
  • Maintain accurate and timely equipment, event, alarm, personal time sheets, and program logs/reports as directed by supervisor
  • Maintain superior appearance and working condition of all the MEP systems assigned to the Engineering Department
  • Assume additional duties as delegated by Engineering Manager, Assistant Engineering Manager, and Lead Engineer
  • Willing to work all hours, days, and shifts as assigned by Engineering Manager, Assistant Engineering Manager, and Lead Engineer


Credential Requirements:

  • Current City of Detroit 1st Class Refrigeration Operator's license for all halogenated refrigerants
  • EPA Refrigerant Recovery Universal Certification


Essential Physical Abilities:

  • Must pass and obtain certification for use of self-contained breathing apparatus and must maintain facial hair in a manner for proper fit and use
  • Meet highest attendance and punctuality requirements
  • Use olfactory, auditory and visual senses
  • Work standing all day
  • Lift 50 or more
  • Climb up and down stairs and ladders
  • Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
  • Use full range of manual dexterity (i.e. sitting, squatting, bending, kneeling, lifting, walking)
  • Ability to work from raised platforms e. scaffolding, mechanical lifting equipment


Essential Knowledge and Skills:

  • Interact with employees, visitors and contractors with poise and diplomacy
  • Establish and maintain a cooperative working relationship with staff
  • Read and understand a variety of instructions furnished in written, oral or schedule form, including shop manuals and drawings
  • Read and use all types of test equipment, analog/digital multi-meters, pressure and temperature indicating and recording devices, air flow and quality measuring devices, and leak detection devices
  • Intermediate user knowledge of Microsoft Word, Excel, Outlook, and Windows
  • Knowledge of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, )
  • Knowledge of power tools (pneumatic, electric or engine drive) drill motors, saws, grinder, impact wrenches, etc.
  • Maintain calm demeanor in emergency situations
  • Ability to use deductive logic for troubleshooting equipment
  • Communicate effectively both verbally and written


Experience:

  • Minimum 2 years’ experience in commercial HVAC
  • Experience operating large tonnage chiller plant

Education:

  • High School Diploma or equivalent
  • Successful completion of mandatory more Continuum Engineering training programs within prescribed time frame

Working Environment:

  • Indoors - 80%
  • Outdoors - 20%
