JOB SUMMARY

The candidate conducts and supports the execution of the company’s acquisition and development platform by performing comprehensive financial and market analysis of multi-family opportunities; preparing reports, memoranda, and presentations related to underwriting, financing, closing and disposition of transactions; actively managing and coordinating the development and investment process; interfacing with brokers, equity partners, institutional clients, specialized consultants, and the company’s investment leadership.

DEGREES AND DIPLOMAS

  • College/Master’s degree in real estate, business, or related field and/or equivalent experience in a like position is preferred.
  • Knowledge and experience in real estate or investments preferred.

  • Identify, underwrite, investment opportunities, including multifamily development and acquisition projects.
  • Underwrite potential investments and create financial and market models, project schedules with critical paths, equity investment memorandums, and loan packages.
  • Prepare annual project plans, monthly and quarterly reports, cash flow projections, and budgets with sensitivity analyses to demonstrate various financial scenarios.
  • Prepare monthly construction loan draws for lenders.
  • Perform the due diligence and entitlement process of the developments and acquisitions.
  • Follow up with project action items.
  • Update project checklists throughout the phases of the development and acquisitions.
  • Coordinate amenities, unit finishes, color selections, and exterior look with interior designer and other outside consultants.
  • Manage the lease-ups of new developments.
  • Works closely with the property management team to review budgets and project design plans, accepts units from construction on behalf of owner and ensures all aspects of the project adhere to company development standards.
  • Be accountable for coordinating work activities, ensuring open communication between assigned outside project consultants and company project team members, lenders and equity investors as needed by researching and communicating ongoing project status.
  • Accesses a variety of sources of market intelligence and review analysis to understand the current economic, demographic, and other factors influencing multi-family housing, and makes recommendations for effective response strategies.
  • Review financials and operating reports and statements for individual properties and the assigned portfolio against available market data to identify potential areas of vulnerability or opportunities and communicates findings to the regional property managers and others to facilitate effective and timely decision-making.

  • Demonstrated ability to read, write, and communicate effectively to develop, comprehend, and complete legal, financial, and other business documents and to provide updates and reports to owners and key business leaders.
  • Demonstrate mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions and calculate percent to review financial records, budgets, and other fiscal reporting information.
  • Excellent interpersonal and relationship-management skills to establish, cultivate, and maintain productive relationships with brokers, institutional and equity partners, owners, lenders, and the variety of potential clients with whom the company does business.
  • Strong organizational, time-management, and project management skills to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
  • Demonstrated ability in written and oral communication skills to read, write, and communicate with impact and persuasively.
  • Proficiency in word processing, spreadsheet, and database management programs to manage communications and create and edit impactful presentations, proposals, and other collateral materials.
  • Ability to gather and analyze market information to identify trends, anticipate the impact on the portfolio, individual properties, and new business development strategies, and formulate appropriate action plans.
  • Working knowledge of the multifamily housing industry, preferably in third-party management, with solid understanding of market factors and their relative impact on property operations.
  • General understanding of the real estate industry, in particular multi-family housing and third-party management, to relate financial and operating analyses to practical business solutions and process improvements.
  • Must handle stressful, urgent, novel, and diverse work problems daily. Emotional stability and personal maturity are important attributes in this position.
  • Must be proficient in using office equipment (i.e., computer).

    • Adhere to the highest legal and ethical standards/practices.
    • Practice proper safety techniques in accordance with the Company and Community procedures, and immediately report any mechanical or electrical equipment malfunctions, employee visitors, employee or resident injuries or accidents or other safety issues to appropriate individuals.
    • Insurance accuracy of timeclock punches and approve timecard at the end of each pay period.
    • May be required to assist in special projects or activities designated by the company. This may include due diligence, property acquisition/disposition, serving on or participating in company sponsored or sanctioned committees, organizations, functions, etc.
    • Identify opportunities for improving the Company’s overall operation and success by offering suggestions, leading improvement initiatives, and working with the appropriate team members to implement suggestions.
    • Keep abreast of current changes in technology processes and standards within the industry by attending internal/external training classes, researching and/or subscribing to professional publications or utilizing other appropriate methods.
