MAINTENANCE COORDINATOR

ESSENTIAL DUTIES and RESPONSIBILITIES:

  • Performs minor repairs and maintenance of district equipment
  • Manages and completes general system repair projects and installations, such as, but not limited to, hanging white boards, map rails, bulletin boards, replacing ceiling tiles and light bulbs
  • Assists with repairs of district tools and equipment
  • Assists maintenance teams with district heating, plumbing, electrical and mechanical systems
  • Manages and supports the building computerized maintenance work order system
  • Assists with long and short-term planning for facility maintenance
  • Communicates effectively and in a timely manner with Operations & Maintenance leadership, trades & crafts, building administrators and other staff
  • Serves as a district facilities contact for district building system operations and maintenance concerns as directed by Operations & Maintenance leadership
  • Coordinates the purchase of supplies and repair of equipment with Operations & Maintenance leadership
  • Maintains a high standard of safety, cleanliness and efficiency
  • Establishes and maintains effective and cooperative relationships with those contacted in the course of the work day
  • Effectively communicating with those contacted in the course of the work day
  • Assists custodial and maintenance staff by performing routine deferred maintenance on district building heating and mechanical equipment, including but not limited to filter replacement, greasing zerks and troubleshooting issues
  • Maintains records pertaining to the operation & maintenance of the building systems
  • Assists maintenance teams with responding to emergency situations (e.g. broken/clogged pipes, drains, faucets, gutters, sprinkler heads, grease traps, etc) resolving immediate safety concerns
  • Assists with scaffolding and platforms for the purpose of preparing work sites for construction and/or repair
  • Communicates with administration and department leadership regarding upcoming and ongoing projects and anticipated costs; prepares work orders as necessary
  • Identifies and communicates with local vendors and contractors to procure bids for district maintenance projects
  • Manages district projects as identified by the Director of Operations & Maintenance
  • Operates a variety of specialized heavy equipment, hand & power tools related to maintenance work
  • Repairs, maintains and performs preventative routine maintenance to assure it is in safe and proper working condition; troubleshoots equipment malfunctions
  • Assists other trades & crafts, maintenance, grounds and custodial personnel as assigned
  • Works independently with infrequent supervisory instruction
  • Other job-related duties as required by the Director of Operations & Maintenance

MINIMUM QUALIFICATIONS:

  • Education, Licensure and Certification
  • High school diploma or equivalent
  • Low Pressure Boiler License (must be licensed within 6 months of the date of hire)
  • Scaffolding certification preferred
  • Valid Montana driver’s license required
  • Experience
  • Five (5) years of successful experience with institutional building systems maintenance preferred
  • Three (3) years of mechanic/repair experience
  • Experience in the construction, renovation, maintenance & repair of buildings, facilities, furniture and playground equipment
  • Knowledge, Skills and Abilities
  • Knowledge/practice of safety rules and procedures including, but not limited to, Safety Data Sheets (SDS)
  • Knowledge of building systems operations (electrical, plumbing and heating, etc)
  • Knowledge of methods, materials, tools and equipment, practices and techniques, and quality standards applicable to various building trades
  • Ability to recognize system failures and/or maintenance needs and failures
  • Ability to troubleshoot and use positive problem solving skills
  • Ability to prioritize and meet schedules & deadlines
  • Ability to understand and carry out written and oral instructions
  • Ability to communicate effectively orally and in writing
  • Ability to handle stressful situations
  • Ability to effectively manage time and responsibilities with minimal supervision
  • Ability to understand and implement district safety rules and procedures
  • Ability to organize and maintain assigned work areas
  • Skills and abilities to organize work, create & maintain routine records related to work performed
  • Ability to understand and work from blueprints, shop drawings, sketches and diagrams
  • Ability to drive heavy-duty trucks while towing equipment
  • Ability to operate heavy equipment such as, but not limited to skid steers, forklifts, tractors, scissor lifts, bucket trucks and plows
  • Knowledge and ability to perform basic vehicle mechanics and maintenance
  • Knowledge of OSHA safety standards and health & safety regulations and procedures
  • Knowledge, skills & abilities relating to construction, renovation, maintenance and repair of buildings, facilities, furniture and playground equipment
  • Ability to establish and maintain effective working relationships with staff members and others contacted in the course of the work day
  • Ability to effectively communicate with students, staff and the public
  • Ability to work independently and as a team in performing building interior/exterior maintenance duties
  • Demonstrated ability to lift loads up to 50 pounds. Certification of good health, including a back evaluation and physical examination upon request

WORK ENVIRONMENT: While performing the duties of this job, the employee regularly works both inside and outside in various weather conditions. Exposure to hot, cold, wet, humid and windy conditions may be experienced while performing the essential functions of the job. The work environment requires meeting deadlines with severe time constraints, working individually and as a member of a team, at times working in crowded areas/buildings. The noise level in the work environment is usually moderate but can be noisy depending on the task at hand. The employee may be exposed to fumes, airborne particles, and toxic/caustic chemicals, as well as biological agents.

PHYSICAL DEMANDS: While performing the duties of this job, the employee is frequently required to stand, sit, walk, bend and lift/carry up to 50 pounds. Bending, climbing stairs & ladders, kneeling, pushing, reaching, lifting and extending arms overhead and twisting at the neck & waist for long periods of time may also be required. Must have an adequate range of motion in upper extremities. Specific vision abilities of this job include close vision, distance vision, depth perception, and the ability to adjust focus.

MENTAL/MOTOR DEMANDS: While performing the duties of this job, the employee often performs routine work. The employee frequently exercises flexibility (ability to shift from one task to another). Guidance and reinforcement are usually unavailable. The employee frequently works within time constraints and must maintain attentiveness intensity and be vigilant to avoid injury or illness. The employee is frequently involved in interactions which require oral and written communications.
