The Maintenance Lead directs the work of other maintenance personnel, groundskeepers, and housekeepers, if any. The Maintenance Lead is responsible for the overall repair and maintenance programs at their assigned property and reports to the Community Manager.

Duties

  • The Maintenance Lead is responsible for the cleanliness, repair, and preparation of all vacant units at their assigned property for occupancy.
  • Inspect vacant units as they are made ready and ensure that vacant units meet Alcos unit preparation standards.
  • Initiate service requests for the repair of any problems revealed in inspections and communicate with the Community Manager on when repairs are complete.
  • Under the Community Manager's direction, the Maintenance Lead will plan and carry out a complete system of preventive maintenance for all systems and structures at the property.
  • Maintain the exterior grounds, driveways, and walks when there are no other maintenance personnel and/or grounds keeping staff at the property.
  • Working with the Community Manager, the Maintenance Lead will determine what functions will be performed by the maintenance staff and which will be performed by contractors.
  • Establish and maintain an inventory of parts and spare equipment sufficient to meet the repair needs of the property.
  • Communicate regularly with the Community Manager.
  • Respond to on-call maintenance emergencies.

Qualifications

  • High School diploma or GED, over 18 years of age.
  • Must be able to speak, read and write English.
  • Current and valid drivers license in the state where you live for operation of vehicles in furtherance of company business.
  • At sites with CFC recycling equipment, possess or be prepared to obtain within 60 days, necessary licensure.
  • 3-5 years of general maintenance experience preferred. Other related experience will be considered.
  • Must not be on the Denied Participation list issued by the U.S. Department of Housing & Urban Development.
