Job Description

Supervisor’s Title: Chief of Maintenance
Department: Maintenance
Exempt Status: Hourly/Nonexempt

JOB SUMMARY

Responsible for the preventative maintenance of Guest rooms, completion of work orders, and maintenance of pool and hotel grounds.

ESSENTIAL FUNCTIONS

Hotel Maintenance

  • Perform repairs and maintenance on all hotel equipment and assets as scheduled or requested by Guests,

Housekeeping, and management. Such duties could consist of HVAC, plumbing and electrical repairs, and furniture repair/replacement, etc.

  • Maintain hotel grounds, building exterior, and parking lot.
  • Perform preventative maintenance on hotel Guest rooms per schedule.
  • Check pool/spa chemical balance and filters. Clean pool/spa deck.
  • Perform daily walk through, record all meter readings and boiler temperature.

Communication

  • Provide written detail of work performed on work order forms and other documents.
  • Record all maintenance request work performed.
  • Inform Front Desk and Housekeeping of rooms where work is being performed so they can be put out of order as needed. Notify Front Desk and Housekeeping when work is complete.

Miscellaneous

  • Maintain a positive work atmosphere by acting and communicating in a manner so that you get along with

Guests, clients, co‐workers, and management.

  • Know hotel emergency procedures and where all emergency shut‐offs are located. Assist hotel Guests when necessary in case of an emergency.
  • Perform special projects assigned in allotted time set for each project.

QUALIFICATIONS

  • Education and/or Experience: No educational requirement.
  • Language Skills: Ability to read, write, and verbally communicate in English. Ability to communicate effectively and professionally with other departments, Guests, and vendors. Ability to diplomatically handle difficult situations and people.
  • Technical Skills: Basic computer skills. Facility maintenance skills, knowledge of proper chemical handling,

HVAC, electrical, plumbing, and small appliance repair skills.

  • Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, report, or schedule form.
  • Certificates, Licenses, Registrations: No requirements.
  • Other Skills and Abilities: Able to work with little or no supervision. Operate equipment such as, but not limited to, pool/spa filter pump, hand tools, power tools, leaf blower, sweeper, and pressure washer. Ability to solve basic mathematical problems, use a tape measure, and understand liquid and weighted volumes.

Ability to work flexible hours including evenings, weekends, and holidays.

PHYSICAL REQUIREMENTS

  • Seeing – Must be able to see well enough to read reports and complete maintenance tasks.
  • Hearing – Must be able to hear well enough to communicate on the phone and in person.
  • Standing/Walking/Mobility – Must be able to stand for long periods of time. Must be able to walk around property.
  • Climbing/Stooping/Kneeling – Must be able to climb four flights of stairs. Must be able to stoop and kneel for short periods of time.
  • Lifting – Must be able to lift up to 50 pounds.
  • Fingering/Grasping/Feeling – Must be able to write, type, and use the phone system.
