Scope and Purpose: To be responsible, under the direction of the Property Manager and/or Management, for the overall appearance, maintenance, and repair of the residential and/or commercial properties under management with McCullough Development, Inc.
Duties and Responsibilities: The following are guidelines. Your responsibilities and duties are not limited by this list and shall include any and all items requested by the Property Manager and/or Management to assist in the success of the properties.
Minor Carpentry:

• Replace doors
• Spot paint or fully paint apartments
• Fill nail holes
• Repair drywall holes
• Replace ceiling tile
• Hang blinds
• Stain woodwork
• Replace old caulking or grout
• Replace doorknobs
• Repair window/door screens
• Install deadbolts
• Clean laundry (dryer) vents

Minor Plumbing:

• Clear clogged sinks
• Clear toilets
• Repair/replace toilets
• Repair/replace faucets

Minor Appliance and Electrical work:

• Replace garbage disposals
• Replace dishwashers
• Ignite pilot lights for gas furnaces and water heaters
• Replace light fixture ballasts
• Have general knowledge of gas and electrical stoves

Minor Lawn work:

• Rake, blow, pick up leaves
• Cut and haul off brush and tree limbs
• Snow Removal
• Clear roof gutters of leaves
• Pick up trash, patrol doggie stations, and keep common areas free of debris

Additional Requirements:

• Must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
• Responsible for reporting to site office and be available to work daily scheduled hours. This position requires participation in the 24-hour emergency maintenance "On-Call" rotation, which provides emergency service to the residents, as needed, during non-business hours (evenings & weekends).
• Responsible for alerting the Property Manager of an unusual occurrence and/or damage that has taken place or that may occur.
• Accurately complete daily payroll timesheets and work orders and submit to Property Manager. Maintain accurate mileage reimbursement logs, as applicable.
• Ensure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
• Must follow established company policies and those outlined in the Employee Handbook.
• Must have the necessary skills and hand tools to effectively complete daily tasks.
• Must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.

• Physical Activities: this job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
• Move kitchen appliances with assistance; shovel dirt, snow, concrete, etc; climb ladders.
• Must be able to prioritize work assignments.
• Must be able to clean up area after work is completed
• Must be able to work in paint fumes, cleaning product fumes, dust, mold, and situations of unpleasant smells and working conditions caused by resident neglect, food spoilage and sewage problems.
• Must have reliable transportation and a valid driver’s license.
• Must provide basic hand tools. Most power tools are provided by the company.

Compensation

• Hourly wage is based on experience and qualifications.

• Option for set monthly cell phone reimbursement for means of communication to property staff and other employees during business hours, per current cell phone policy.
