As the Porter, you will be responsible for the completion of general maintenance tasks including service requests, turnover functions, and building maintenance in order to assist in maintaining and preserving the asset and to provide a quality living environment to residents.

You will also be responsible for maintaining, troubleshooting, and repairing or arranging for repairs to all building operating systems at assigned properties.

Essential Duties and Responsibilities:

• Complete tasks related to all aspects of general property cleanliness, sanitation and safety.

• Complete the make-ready process of vacant units per property manager direction.
• Monitor and maintain building systems.

• Handle property preventive maintenance schedule. Prioritize work orders based on urgency and importance of the required service.

• Completes janitorial service requests in a timely, safe, and professional manner.

• Responds to emergency situations appropriately.

• Coordinate and complete special projects.

• Effectively, efficiently and professionally multi-task towards completion of all requests assigned and in compliance with the resident notice of entry restrictions.

• Build and maintain a professional, courteous and positive working relationship with the administrative staff, property managers, residents, vendors, and other employees to ensure the highest level of customer service.

• Maintain daily upkeep, including cleaning and removing trash, from common areas of the property including the leasing office, laundry rooms, restrooms, and/or hallways.

• Handle basic pool cleaning and alignment/cleaning of pool furniture and pool deck area; if applicable.

• Assist in the preparation of market-ready units, including cleaning and removing trash from vacant apartments (trash outs).

• Maintain and care for the inventory of all property cleaning supplies and equipment.

• Operation and abide by and within OSHA (Occupational Safety & Health Act) standards and company safety policies.

• Exhibit and uphold the highest level of safety standards compliant with all company, city, state, and federal laws and guidelines.

• Perform other tasks as may be required by the job and/or assigned by supervisor.

Professional Requirements

• Experience as a Porter or similar experience.
• At least a High School Diploma or equivalent

• Must be extremely organized, oriented, and able to multi-task.

• Able to follow directions and work independently or as part of a team.
• Knowledge on how to account for time and supplies.

• Able to maintain regular attendance and follow an assigned work schedule.
• Understanding and adherence to company policy on water intrusion, mold, asbestos, or handling of hazardous materials.

Physical Requirements:

• Work both indoor and outdoor with low to moderate noise levels.
• Regularly lift and carry up to 50 lbs. with or without assistance.

• Ability to see, talk, hear, bend, kneel, stoop, crouch, crawl, walk, stand, sit, turn/twist and manipulate body positions and equipment/tools required by the job.

• Ability to work in confined spaces or heights.

• Ability to climb ladders, work with arms raised overhead.
