About the Job
FEWI Development Corporation seeks a Real Estate Developer with 5+ years of related development experience to join our Real Estate Development Team. This individual will work with the Director of Real Estate to oversee all facets of the real estate development process from inception to stabilization including 3rd party management, entitlements, planning, design, permitting, construction, and lease-up. The Real Estate Developer will work closely internal cross-functional departments and external stakeholders to monetize and cultivate land development projects within Foxconn’s Wisconn Valley Science & Technology Park.
The Real Estate Developer will provide transactional leadership and support on all aspects of construction and development work, including project financing and general construction regulations, negotiation of RFPs, LOIs, and development agreements, and support of design, engineering, and construction service agreements. We are seeking candidates with deep knowledge of the real estate lifecycle and the capacity to manage an external brokerage network while working with third parties to implement best practices for brick-and-mortar related activities spanning industrial, commercial, and residential vertical developments.

Job Responsibilities
- Coordinate and collaborate with internal and external teams in accordance with approved project schedules and budgets to resolve any issues from inception to stabilization, through sale of asset.
- Manage the end-to-end Request for Proposal (RFP) process for architectural/ landscape/infrastructure design, general contractors, third-party testing agencies, interior designers, etc., including the development of RFP materials, vendor assessment and selection, final procurement of services, and negotiation of consultant contracts and change orders.
- Coordinate with legal team and service providers on the preparation, filing, and processing of applications for all local government approvals, including zoning, land use, environmental, health, or other issues.
- Participate in public hearings for project approval, including presenting to local commissions for project approvals.
- Manage and collaborate with service providers to develop and prepare materials for various asset management processes, such as zoning changes, pricing updates, government approvals, etc.
- Work hand-in-hand with FEWI legal and development teams to provide legal and administrative assistance for all existing real property holdings and potential new projects.
- Participate in internal land development meetings and discussions; review and advise on internal strategy and processes for continuous improvement
- Research, maintain, and update internal record of municipality impact fees, permit fees, and utility fees.
- Assist on a wide range of real property tax issues, including assessment review and property tax appeal analysis and filings.
- Review potential new development opportunities and provide support in developing presentations, pitch books, and proposals.
- Manage the financial oversight of various stages of development projects, including draw package review, change order review and negotiations, scenario analysis, performance forecasting, risk assessment, and mitigation advisement
- Perform other duties as assigned
- Travel is minimal (less than 10%) for this position.
Education and Experience
- Bachelor’s Degree in Business, Economics, Real Estate, Urban Planning, or related field is required; Master’s Degree, MBA, MSRE, or Juris Doctor (JD) is a plus.
- Minimum of 5 years of professional real estate experience
- Prior working experience in a real estate environment at a private or public commercial real estate development organization.
- Experience with horizontal and vertical mixed use real estate projects, including retail, office, industrial, and residential development.
- Experience in real estate development, zoning, and land entitlement

- Highly developed Microsoft Suite skills (Word, Excel, PowerPoint, Project, etc.)
