POSITION SUMMARY: The Senior Maintenance will oversee multi-site communities in the Humphrey Portfolio and will receive general direction from the Senior Director of Maintenance Services. Complies with established policies and operating procedures.
Must have a VALID HVAC Certification.
The essential functions of the Senior Maintenance Manager are as follows:
- Projects a professional image in all aspects of work performance, which includes, but is not limited to personal habits, demeanor, and attire. Meets company standards on conduct, attendance, etc. Models Mission and Foundations.
- Collaborates with Regional Managers and Community Manager to assign responsibilities to individual service team members as appropriate. Keeps Regional Manager and Senior Director of Maintenance abreast of on-going progress and changes.
- Upon assignment to a property, quickly assesses critical and current needs to prioritize services and resources. Creates an implementation plan, accordingly. Understands financial implications of decisions.
- Supervises the work of Service staff to ensure maximum efficiency. Works with Community Manager, trains and evaluates the performance of Service staff.
- Coordinates with the Community Manager on scheduling preventive maintenance work and maintains logs for preventive maintenance.
- Assists with forecasting capital expenditures.
- When performing preventative maintenance inspections, follows prescribed procedures to inspect, document deficiencies and outline specific conditions, within the building and assign or perform needed repairs for residents or common areas.
- As required, performs day-to-day maintenance duties and repairs to assure the preservation and upkeep of the community systems, fixtures and equipment.
- Ensures the operation of maintenance of furnace, air conditioners, stoves, refrigerators, hot water heaters, and other major appliances and equipment.
- Performs day-to-day maintenance duties to assigned community to assure the preservation and upkeep of the buildings, fixtures, and equipment when assigned to a community. Provides a high level of customer service.
- Provides written lists of noted deficiencies within the building to the Community Manager, outlining specific conditions, exact locations, and recommendations for corrective actions.
- Understands the financial implications of job duties. Acts accordingly.
- Assists with obtaining bids from contractors for major repairs, snow removal, and/or improvements on the community.
- Maintains equipment on the property in the best possible condition.
- Ability to comprehend and follows the precautions stated on the Material Safety Data Sheets (MSDS) for all hazardous material used in the course of performing the functions of this position.
- Performs the physical duties required to correct emergency conditions such as sewer back-ups, water flooding into apartments, etc. The corrective action also includes cleaning up during and after the condition is resolved.
- Performs other duties as assigned or necessary.
