High School Diploma/GED

Able to walk up four flights of stairs

Able to lift 50 pounds

GENERAL RESPONSIBILITES:

· Maintain the physical condition of the building and surrounding grounds

· Maintain cleanliness of building and all common areas

· Maintain relationships with suppliers, vendors and professionals servicing the program

· Maintain inventory of equipment, tools, and supplies

· Follow up on work assignments through their completion

· Maintain records of types and frequency of service requests received

· Make management-approved purchases of supplies, equipment, and services

· Make regular inspections of the property

· Notify Program Director of maintenance problems and recommend solutions

· Meet with Program Director daily to report on the status of all scheduled work

· Assist in client move-ins and move-outs

· Maintain updated preventative maintenance information (e.g. location of extra parts for appliances, equipment serial number, service telephone numbers)

· Maintain interior lighting

· Prepare vacant rooms for new clients

· Perform all minor repairs such as stopped up toilets and sinks, burned out light bulbs, leaking-dripping faucets, painting and repairing damaged wallboard, etc.

· On-call availability to respond to emergencies such as flooding, power failure, snowstorms, etc.

· Perform floor buffing on schedule determined by the Program Director

· Assemble all new equipment furniture.

· Knowledge of repair and replacement of locks

· Maintain a safe working environment and correct or report any unsafe conditions to the Program Director.

· Delegate cleaning tasks to other porters

· Attend annual anti-sexual harassment training

Maintenance Duties:

• Obtains a thorough knowledge of power, water, and gas turnoffs, clean-out traps, fire extinguishers, and fire hydrants.
• Assists in all aspects of the property's maintenance, including grounds, custodial, preventative, corrective, deferred, and emergency maintenance.
• Repairs structural wear and damage to rooms and common areas
• Paint, as needed
• Services appliances, equipment, plumbing, electrical system, etc
• Picks up trash on the property and cleans garbage area

The REQUIREMENTS for this candidate are:

• Minimum of three years of full-time maintenance experience.
• Willingness to perform any task that is required
• Good safety habits
• Working knowledge of electricity, plumbing, and carpentry
• Familiarity with HVAC systems and various appliances
• Good communications skills
• Confident, positive attitude
• Ability to interact with a wide range of people
• Must have a car as travel amongst sites is mandatory
• Ability to work independently and availability on weekends as needed
