Our 100-unit apartment community in Thomasville, NC is looking for a Property Manager who is a HUD Certified Occupancy Specialist. This property is 100% HUD / Project Based Section 8.

Candidate must have the following qualifications:

• At least 6 years prior experience in on-site multifamily property management in a 40+ unit community
• Minimum of 3 years experience with a Project Based Section 8 HUD community
• Minimum 2 years as a Certified Occupancy Specialist
• Minimum of 3 years experience with One-Site property management software
• Demonstrated ability to effectively recruit, retain, manage, direct, train, motivate and lead both office and maintenance personnel
• Prior experience evaluating employee performance, and coaching and developing team members

Job Responsibilities Include:

• Manage day to day operations of 75-unit HUD property.
• Ensure that rent is collected and that past due notices are distributed in a timely manner.
• Manage unit turns efficiently.
• Perform leasing duties to market the property and fill vacancies in a timely manner.
• Maintain accurate resident files, including re-certifications and EIV reports, in accordance with HUD policies.
• Ensure compliance with Fair Housing and HUD guidelines.
• Supervise maintenance staff and ensure that work orders are completed in a timely manner.
• Conduct regular property inspections (interior and exterior) and address needed maintenance issues.
• Prepare property for HUD REAC physical inspections and MOR paperwork inspections.
• Maintain resident relations by providing them with excellent customer service
• Prepare accurate and time reports detailing cash flow and budget variances.
• Solicit bids and negotiate with vendors.

Compensation is based on experience. We offer paid time off, health insurance, and 401K.
