Position Summary

The Assistant Construction Superintendent assists in coordinating all site construction activities and assist in supervising all field personnel as required to successfully complete the project on schedule and within budget. This includes thorough supervision of all aspects of the ongoing project to maintain the highest quality level of construction and administer good construction safety practices with all on-site activities. The Assistant Construction Superintendent will assist in coordinating and inspecting subcontractor work in all areas, including, but not limited to framing, roofing, concrete, sheetrock, HVAC, electrical, plumbing, masonry/plaster, and landscape as assigned by the Project Manager. The Assistant Superintendent is to represent, promote and protect the interests of WLB, LLC and other related parties in all matters. The Assistnat Superintendent reports directly to the Construction Project Manager.

Duties and Responsibilities (Other Duties May Be Assigned)

  • Assist in coordinating and supervising all construction activities.

  • Inspect subcontractors work in detail to insure the highest quality level of construction and compliance with Quality Control and ADA/FHA checklists.

  • Maintain and enforce company's safety policies on all employees and subcontractors and encourage safe work practices.

  • Sign in all new building materials delivered to the job, inspect them for accuracy and quality, and immediately notify Superintendent of any issues.

  • Assess the status of construction to assist in determining the order in which to complete the project.

  • Prepare punch lists and ensure that each item on list is completed satisfactorily prior to inspection.

  • Schedule third party and city inspections, as assigned by Superintendent.

  • Assist Superintendent with bidding the project including the development of bid documents and estimates of material quantities needed.

  • Assist with any documentation requested for construction books.

  • Effectively communicate and continually manage project expectations to all vendors, sub-contractors, employees etc. and assist in the resolution of on-site issues.

  • Order materials as directed by Project Manager.

  • Lock up and close down the job site.

  • Develop and maintain a complete understanding of project's plans and specifications.

  • Approve all assigned subcontractor and material invoices in a timely manner.

  • Assist Superintendent in directing the work of all onsite WLB, Greystone, etc. workers

  • During the construction of buildings, the Assistant Superintendent is expected to work a minimum of 50 hours per week which would include 6 days per week on-site.

  • All vacation days must be approved in advance by Superintendent.

  • Perform other duties as may be assigned.

Knowledge and Experience Required

  • Education:

    • High school diploma or equivalent. Bachelor's degree in construction or related field is preferred.

  • Licenses or Certifications:

  • Related Work Experience:

    • 4-6 Years

  • Nature of the prior experience:

    • Minimum of five years of construction experience with a preference of three years multi-family construction experience.

  • Other Considerations:

    • Need to be familiar with multi-family construction procedures. Must have good written and verbal communication skills. Must have good working knowledge of construction scheduling practices.

    Compensation


    Salary Range Annual - $52,000-$55,000

    Health Insurance - provide 70% (individual only) elegible after 60 days

    Life Insurance - provide 100% of 35K term policy

    Retirement Contributions - Employer matching 3% - eligible at 90 days

    Bonuses - Christmas bonus, Completion of Project

    Vacation - 17 days per year, eligible after 60 days of employment

    Holidays - 4 days eligible after 60 days of employment

    New Years Day, Thanksgiving, Christmas Eve, Christmas Day
