Position Summary/Purpose of Position:
Reporting to the Executive Director of Operations, Maintenance & Utilities, the Associate Director, Renovation Services is responsible for the leadership and coordination of the project management of small interior and exterior renovation projects. Projects can be up to $1M and may include design. Projects may also include hazmat abatement. Projects may consist of laboratory renovations which requires specialized expertise. This position is also responsible for the oversight of the carpentry and paint services as requested by campus customers or as required for maintenance. This position is required to sustain fiscal viability to operate this self-support unit.
This position is part of the Operations, Maintenance and Utilities (OM & U) leadership team. Close coordination and cooperation with other leadership positions in OM & U and associated staff is required to facilitate the successful delivery of customer service, quality performance, and fiscal health of the unit.
General responsibilities include strong leadership of the Renovation Services (RS) construction (carpentry, painting, and project management work force consisting of approximately 25+ FTE who are trade supervisors, skilled laborers, and construction project managers. Primary goal is to assimilate and coordinate the service areas of the unit to provide good customer service, quality performance, and fiscal viability. In general, RS implements projects from inception through construction in a manner which will result in on-time, within budget, job performances consistently producing high levels of customer satisfaction.

Responsibilities include review of all incoming work requests to determine project assignments and appropriate implementation path as projects can be executed utilizing campus projects resources or external contractors. Review project reporting systems for accuracy and completeness and take necessary and immediate action for those projects which are deemed to be behind schedule and over budget. Develop and manage the self-support budget to ensure fiscal viability.

Other duties include working closely with senior management in OM & U to develop organizational procedures and construction standards that will potentially be utilized throughout Facilities Management.

Minimum Qualifications:
Education:
Bachelor’s Degree required in Architecture, Engineering, Construction Management or Facility Management .

Experience:
Twelve (12) years in Project Management, and at least seven (7) years of which includes supervisory experience.

Knowledge, Skills, and Abilities:
  • Ability to promote and maintain a productive and collaborative environment with diverse constituencies and to work collaboratively as a key member of the Operations & Maintenance leadership team.
  • Ability to think strategically, assess, and make recommendations for both long and short term operational decisions including development of budget and successful budget execution. Understanding of construction related finances and recovery cost operations.
  • Thorough knowledge of sound design and construction practice and principles through all phases of work (procurement, planning, estimating, scheduling, design, inspection and financial close-out) and general knowledge of construction trades, applicable codes, and contracting methodologies. Demonstrated knowledge of both design and construction processes as it applies to a general knowledge of university buildings, systems and procedures.
  • Business management knowledge and ability to adapt to changing circumstances maintaining excellent customer services and deadlines.
  • Demonstrated ability to supervise, manage employee performance and conduct issues and lead employee improvement for both exempt and nonexempt employees,
  • Strong interpersonal and communication skills both written and verbal. Demonstrative professional manner with excellent customer service skills.
  • Computer literate (minimum: MS Word, Excel and MS Project)
  • Ability to organize and multi-task.

Experience in an educational setting is a plus.

Required:
  • Incumbent must possess a driver’s license, as duties require incumbent to make site visits and travel to meetings both on and off campus. IF driving a State vehicle, the incumbent must possess and maintain a valid Maryland class C driver’s license or equivalent with fewer than six points.
  • Will be required to file a State Financial Disclosure form.


Preferred:
Professional registration (PE, RA, CPC, CCM, LEED) desired but not required.

The hiring salary range is $130,640 – $163,300.
