Banner Real Estate Group is seeking a Development Manager (DM) to oversee multiple projects for the Company from land acquisition through commencement of construction.

This position will report to the VP of Construction and the President of Development. You will be the primary liaison for the Company while working with members of the Acquisition, Entitlement, Design, and Pre-Construction Teams. An effective DM will be able coordinate with other team members to enable them to successfully underwrite, acquire, entitle, design, and permit several multi-family development projects across the country. The objective of this position is to assist the Development Team in site research, site selection, zoning analysis, and budget creation for new projects as well as the entitlement, design, and permitting of ongoing projects.

Close partnerships with the VP of Development and VP of Pre-Construction will be vital during different phases of a development project. This role will require you to deploy strong leadership and problem-solving skills to co-lead the process while staying on budget, meeting deadlines, and ensuring that all outcomes are consistent with Company goals and expectations.

This position is based out of the Chicago office.


Required Skills and Experience:

Pre-Development / Underwriting

  • Aid team in researching & identifying target markets which will support the Company’s Multi-Family Development business plan.
  • Creation of preliminary site plan, building layout, and assist with obtaining construction costs.
  • Perform initial zoning research to aid in identifying potential development sites
  • Provide zoning analysis to inform site & building layout and to help the underwriting team understand entitlement timelines and pitfalls.
  • Perform project planning, solicitation of vendors and consultants to aid development team in completing due diligence inspection items and preparing the project schedule & budgeting.


Due Diligence

  • Spearhead the Development/Pre-Construction team, consultants, and legal counsel through the due diligence period of physical assessment, including title, survey, environmental, and geotechnical.
  • Understand necessary process/approvals, design/permit/construction durations and develop project schedules; track and manage schedules through project’s full lifecycle ensuring timelines are met successfully.
  • Work with Consultant Team to develop preliminary site plans and building layouts to prepare for the entitlement submissions.
  • Analyze all information and reports obtained during due diligence and assist with internal committee presentations to Executive team.


Entitlement

  • Assemble Project Team for successful implementation of project including architect, engineers, consultants, attorneys, and other team members.
  • Assist Project Team to create effective strategy for the success of the project and implement that strategy.
  • Aid in working with local citizen groups, governmental agencies, and other interested parties to obtain necessary entitlements and approvals for the project.
  • Assist Project Team during weekly design meetings; ensuring project’s budget, schedule, and brand standards are maintained. Present design options and associated cost implications to Executive Team.
  • Consult with Operations Team in understanding operational and management challenges, objectives, opportunities, and benefits related to development of design and construction for the eventual transfer of property to portfolio status.


Pre-Construction

  • Work with Pre-Construction team to successfully transition project to Construction Management Team.
  • Monitor permitting process with all required entities.
  • Assist Construction Team in the development of contracting strategy to meet company objectives and project deadlines.
  • Work with Design team in the development of the construction documents ensuring entitlement requirements, programmatic and branding requirements are maintained and properly coordinated for timely execution.


Qualifications


The ideal candidate should have a BA/BS degree in Architecture, Engineering, Planning, Project Management, Real Estate Development, or other like experience in Residential and/or Commercial Development Construction.

  • Experience working in a client-side real estate development environment.
  • Understanding of business and management principles involved in strategic planning, resource allocation and project management
  • Experience in writing and maintaining project schedules – proficiency with MS project or similar
  • Competency using drawing programs such as CAD, SketchUp or similar
  • Business analysis skills, with the ability to foresee issues, develop constructive solutions and provide decisive recommendations
  • General knowledge of local and state level laws and regulations regarding real estate development, and the ability to find this information for sites across the US.
