Job Summary:
The primary purpose of this role is to provide support, financial insights, identification and execution on strategic opportunities cost savings and cost avoidance while optimizing Lubrizol lease/owned real estate and supporting mergers and acquisitions. The Manager Corporate Transactions and Real Estate will recommending real estate strategies and planning initiatives in line with corporate real estate best practices, while setting global Lubrizol Real Estate policies and implementing consistent standards globally across the corporate footprint where possible.

Essential Duties and Responsbilities
  • Establish a strategy to Optimize the Real Estate Portfolio across the Lubrizol corporation. The scope will include offices within plants, administrative or sales offices, stores, depots and warehousing. The strategy will include a review and optimization of space utilization, energy consumption, warehousing costs and process (aligned with the Supply Chain needs), and long-term workplace planning and optimization setting global standards for Lubrizol.
  • Maintain the yearly plan of record to set objectives and deliverables for corporate real estate which includes setting milestones for upcoming lease renewals and terminations, purchase and sale of specific property and initiating discussions with key business leaders to outline options for property to help meet their strategic objectives.
  • Administer and monitor all leased property obligations while being the liaison with our 3rd party property management service provider to execute on renewals or other action items while acting as the lead property manager for Lubrizol. Set up global processes to centralize and automate the management of lease administration and utilities administration where possible.
  • Provide strategic input on Lubrizol properties to identify opportunities for synergies and cost savings in maximizing our property footprint.
  • Perform all necessary financial analysis for key strategic property decisions including buy vs. lease analysis and financial metric calculation including, but not limited to, Net Present Value, Internal Rate of Return and Payback Period.
  • Manage third party inquiries and relationships relative to available opportunities while ensuring best possible outcomes are achieved for the organization and all stakeholders.
  • Support all necessary Lubrizol and 3rd party software databases for managing property, i.e. Power BI, PEGA, etc. and develop a best-in-class model for Real Estate Management across Lubrizol globally.

Skills, Qualifications, Experience:
  • Bachelors and or Master’s Degree in Finance, Accounting or Business Administration.
  • 10+ years’ of experience in real estate and potentially Procurement/Purchasing.
  • Real Estate Functional Expertise.
  • Demonstrated strong leadership, strategic development/thinking and change management skills.
  • Proven self-starter with a desire to achieve; strong team focus.
  • Strong computer skills, especially Microsoft Office.
  • Excellent interpersonal and communications skills; team player and good collaborator
  • Ability to work with a broad range of internal customers ranging from senior leadership, commercial leaders, operations leaders and others.
  • This role is based out of our Wickliffe or Brecksville facility but with flex opportunity to work from home.

Considered A Plus:
  • MBA or Masters degree in an accounting, business administration or finance related field.
  • Proficiency in SAP, SharePoint, Power BI, and Microsoft Excel and Power Point.

Working Conditions/Travel Required:
  • Some travel required, i.e. 20% or less. Although focused on the Americas region,
