Title: Development Project Manager

Status: Full Time, Salaried (OT Exempt)

Reports to: Director of Development

Location: Missoula, MT

The Development Project Manager performs professional work in the development of housing projects to further the Summit Management Group (SMG) mission. The Development Project Manager will take the lead role in managing the development process, e.g. identifying sites, evaluating project feasibility, securing financing, supervising construction, and transitioning new construction/rehab projects to completion. These tasks require a personality willing to assume a leadership role and comfortable giving direction to a large and varied team of partners. This position will be based in Missoula, Montanta.

The ideal candidate will have a demonstrated background working with affordable housing financing resources, especially Low-Income Housing Tax Credits (LIHTC) and HUD financing tools, and significant experience (1) leading development teams through the LIHTC closing process and (2) writing and submitting applications for competitive funding sources.

What You'll Do Find, place under contract, receive governmental approval, and close on new land assets (undeveloped land + developed lots) in the United States. Work with property owners, brokers, land developers, city officials, and others to secure land.

Responsibilities

  • Plan, direct and coordinate all land acquisition activities
  • Coordinate, Secure, and Organize Land Acquisition Leads
  • Receive and provide an initial response plan for all new leads from outside sources
  • Perform Title and municipal research and initial "cold call" inquiry for potential land leads
  • Provide initial meetings with seller and/or seller's representative
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management
  • Prepare letters of intent
  • Maintain close relationships with land developers, brokers, and landowners
  • Underwrite and analyze the financial aspects of each development opportunity
  • Communicate regularly with city officials
  • Negotiate purchase contracts with sellers
  • Prepare memoranda and other documentation and analytics for corporate approval for land buys
  • Working with the Acquisitions team to provide due diligence information and feasibility analysis of potential acquisitions/developments
  • Providing recommendations based on financial analysis
  • Interacting with the project team to determine design, costs, and feasibility of projects
  • Generating and overseeing project budgets on projects that are underway
  • Assisting in the day-to-day management of development projects
  • Maintaining project timeline, ensuring milestones are met on time and within budget
  • Assisting in securing the appropriate approvals, certifications, permits, etc. from city and other government agencies as required
  • Managing project documents
  • Manage internal construction and maintenance staff
  • Oversee planning and bidding processes
  • Manage subcontractors and vendors and negotiate contracts
  • Work with leasing staff to ensure efficient lease-up and property turn-over
  • Communicate with the finance team to ensure proper documentation is received and payments are made
  • Ensure projects stay on schedule and on budget
  • Work with local municipalities to obtain permits and approvals
  • Prepare and maintain proformas and other financial models for the evaluation of new real estate developments, joint ventures, bank loans, and other project finance activities.
  • Analyze and produce development, construction budgets, and estimates.
  • Assist in gathering due diligence reports and materials for development opportunities
  • Provide support for acquisition, financing, and disposition process for multifamily developments.
  • Prepare and present presentation materials on development opportunities for internal and external use.
  • Analyze and monitor the financial performance of properties including financial modeling, benchmarking to budget, and collaborating with management in executing business plans.
  • Direct the development of site and building design documents. Provide input throughout the design process for improved building, unit, amenity, and site programming and layout.
  • Assist in bidding, scoping & buy-out of development and construction costs payment processing
  • Participate in the leadership of new construction projects
  • Analyze the overall market and monitor industry trends
  • Assist in transaction sourcing
  • Manage all members of the internal project team to ensure compliance with project schedule and budget.
  • Manage all members of the external team of engineers, architects, other consultants, subcontractors, and vendors to ensure compliance with project schedule and budget.
  • Conducts all business in an ethical and professional manner while serving stakeholders and increasing the goodwill and profit of the company

What You'll Need

  • Experience using proformas and financial models, negotiating contracts, taking real estate assets through a financing/approval process, and possessing solid financial wherewithal - all are highly preferred
  • 5-7 years experience in real estate development and/or investment
  • Demonstrated knowledge of real estate development and construction process with a focus on financial analysis
  • Experience with financial underwriting, budgeting, scheduling, and proforma development
  • Experience in real estate acquisitions, planning, and development
  • Proven track record conceptualizing, site planning, programming, and executing development of mixed-use, hospitality, office, retail and multi-family projects
  • Track record of consistently completing development projects on time and on budget
  • Working knowledge of market trends and real estate values
  • Strong knowledge of market, entitlement, and approvals
  • Highly organized with exceptional analytical skills and understanding of complex financial analysis
  • Organized and detail-oriented - takes the time to ensure the job is completed and correct, willing to audit and be audited
  • Budget Conscious - Always keeps an eye on the budget to ensure maximum project value is realized
