POSITION SUMMARY: The Director of Real Estate will strategically select sites as economically efficient as possible to drive and responsibly sustain the future corporate and franchise restaurant growth.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Analyzing the key success factors driving our high-sales volume restaurants and high sales volume competitors restaurants as well as working with our site selection software model and vendor to identify similar locations throughout the US.
• Developing the strategy to build out each target market and selecting external real estate brokers with specific expertise in each target market and proactively managing those relationships to source and maintain an adequate pipeline of suitable new and relocation sites.
• Coordinating and overseeing the development of the real estate package as well as leading formal site rides with the external real estate brokers and a cross functional internal executive team.
• Devoting substantial time and effort to evaluate and critically analyze each potential location and the surrounding trade area (competitors, employers, traffic patterns, demographics, daytime population, development, and leasing costs, etc.). Collaborate with key stakeholders to critically assess if it will hit projected sales and investment returns to meet our growth plans.
• Prioritizing site selection plans and submitting the CAPEX proposal with appropriate support to the CAPEX committee for approval.
• Negotiating the letter of intent on all new and relocation restaurants as well as other necessary contracts to meet the departments objectives.
• Proactively managing the pipeline to minimize the impacts of third-party delays including negotiating leases, developers hitting their timelines to turn over sites, etc.
• Work with landlords and legal counsel on lease amendments, terminations, compliance and other matters
• Other Duties as assigned

QUALIFICATIONS

• BS/BA in business or equivalent experience, CCIM preferred.
• Advanced knowledge of, Outlook, Excel, Word, and PowerPoint

EXPERIENCE:

• 7+ years of experience directing real estate deal making and negotiations on the tenant side with multi-unit restaurants.
• Financial proficiency as it relates to economic modeling for deal points in the letter of intent.
• Must have excellent written and oral communication skills.
• Must be highly collaborative in working with other departments to accomplish goals.
• Must be flexible and willing to work as needed to open new restaurants as the workload may occur at an uneven rate from one quarter to the next.

ESSENTIAL FUNCTIONS

• Must be willing to travel over 50% of the time.
