WinnCompanies is looking for an experienced maintenance leader to oversee a 1200+ site in the Mott Haven section of the Bronx. Managing the maintenance operation, you will partner closely with ownership and WinnCompanies Sr. Leaders to ensure that the property maintenance standards, operations, and safety are sustained.
This position is offering $100,000 - $120,000 yearly
Responsibilities
- Direct, hire, train, develop and mentor maintenance team members
- Oversee preventative maintenance, building system reviews, work orders and logs maintenance including snow removal, unit turnovers, and improvements.
- Closely manage maintenance budget and financial controls
- Adhere to all regulatory requirements; Respond to all applicable government agency standards and reporting
- Ensure that safety standards, safe work practices, and emergency response are regularly maintained
- Build and maintain harmonious resident and owner relations through delivering excellent, consistent service and timely repairs
- Maintain tools, equipment, and workspaces to ensure they are in proper working order
Requirements
- Minimum 8-10 years of experience in an apartment maintenance leadership role
- High School Diploma or GED
- On-site experience within an affordable housing portfolio
- Knowledge of NYC building codes, regulations and violations
- Working knowledge of building operations (steam boilers, electrical, elevator scopes of work for repairs etc.).
- Effective written and verbal communication skills
- Proficient in Microsoft Word, Excel and Outlook
- FDNY Certificates of Fitness: S11, S12 and P99 Certificates of Fitness a plus
