THE POSITION

The Housing Authority of Washington County (HAWC) is seeking a highly skilled and motivated Maintenance Technician to join our team. As a public entity, HAWC is dedicated to providing high-quality, safe, and affordable housing for residents of Washington County. The ideal candidate will possess journey-level experience in all the related trades associated with maintenance, including plumbing, electrical, carpentry, drywall, and HVAC. In addition to maintaining and repairing existing units, the candidate will also be responsible for performing unit turnovers to prepare homes for new residents and executing a preventative maintenance program.

The types of assignments you might complete in a given week:

  • Perform regular maintenance and repairs on all units, including plumbing, electrical, carpentry, drywall, and HVAC repairs.
  • Respond to resident requests for maintenance and repairs in a timely manner.
  • Perform unit turnovers to prepare homes for new residents, including cleaning, painting, and minor repairs.
  • Maintain accurate records of all maintenance and repair activities.
  • Ensure that all work is performed in compliance with local, state, and federal regulations, including safety and health regulations.
  • Perform regular inspections of all units to identify potential maintenance and repair needs.
  • Participate in on-call rotation and respond to emergency maintenance requests as needed.
  • Utilize basic computer skills to communicate through email, schedule and document work orders, and keep inventory records.
  • Perform light landscaping duties such as mowing lawns, trimming bushes and trees, and other general maintenance of the property's exterior.
  • Execute preventative maintenance program as planned and schedule.
  • Diagnose and repair appliances such as refrigerators and ovens.
  • Perform carpentry work such as installing doors, cabinetry, and flooring.
  • Make repairs to drywall including matching existing texture and finish to adjacent surfaces.

MINIMUM QUALIFICATIONS

Education and Experience:


  • A high school diploma or equivalent; AND
  • A minimum of three (3) years of experience performing journey-level work in a building trade and experience in residential, commercial, or industrial building system maintenance or in building construction.
Additional Licenses, Certificates, Physical Abilities, and Specialty Requirements:
  • Must pass a criminal background check.
  • Must have an acceptable driving record per Washington County policy.

SUPPLEMENTAL INFORMATION

Selection Process:
1. Minimum Qualifications Review: An evaluation of training and experience of submitted application packets will be performed by Human Resources. The timeframe to review will be the week of February 19, 2023.

2. Subject Matter Expert Review: A Subject Matter Expert (SME) Panel evaluates your responses to the supplemental questions and performs an overall evaluation of your application materials. This process will begin after February 26, 2023.


3. Interviews: Our goal is to schedule oral panel interviews with candidates that successfully pass the subject matter expert review as quickly as possible.

4. Background and Driving Check: the top candidate must pass conditions of employment before being hired.

5. Start Date: A start date will be determined after all conditions of employment have been met.

This is a non-represented position and is not covered by a collective bargaining agreement.

Regular and limited duration full-time employees working 30 hours or more per week and job share employees are eligible for benefits beginning on the first of the month following employment. Job share employees are responsible for 50% of the premium. Part-time regular, variable hour, and temporary positions are not eligible for medical, dental, and vision benefits.
