Full Circle is seeking a General Manager (GM) to oversee all aspects of daily operations for up to four properties – one of which you will provide direct oversight as a Community Manager (CM). The position reports to the Regional Manager.

The GM is expected to cover day to day operations of each managed site to ensure that each property has quality talent, is managed with strong fiscal responsibility, meets all reporting and compliance requirements, provides a superior home for our residents, acts as a good neighbor within our communities and offers top-notch customer service to our residents.

Specific duties of the General Manager include:

  • Responsible for attracting and retaining committed and engaged staff at each managed property; includes identifying, hiring, training, mentoring, disciplining and terminating site staff.
  • Oversee annual budgeting process with site staff and monitor financial performance.
  • Plan and oversee capital expenditures, including customary and emergency repairs
  • Ensure strict adherence to compliance requirements under HUD, Section 42, HOME and other financing programs.
  • Understand and prepare reporting requirements for each entity involved, including the lender, equity investor, HUD, and units of government.
  • Be committed to top-notch customer service, and ensure that the same is provided by all site staff.
  • Maintain a keen sense of community, market and competitors for each property that they manage.
  • Oversee all aspects of marketing to minimize economic vacancy.
  • Work with the Maintenance team to ensure timely completion of maintenance requests and provide a safe, secure, and comfortable living environment for residents, visitors and staff.
  • Positively present Full Circle’s brand to the public.

Qualifications and Skills:

The ideal GM is dedicated to customer service and leadership while displaying a high degree of initiative and independence. A successful GM will have a sophisticated understanding of the property management process. You must have the aptitude to supervise staff; particularly to mentor.

Full Circle will rely on your in-depth technical aptitude for and knowledge of affordable housing compliance, as well as your competency in budgeting and financial review to ensure the success of our communities. You will need to exhibit well-developed written and verbal communication skills and an ability to thrive in diverse settings. As GM, you will need an understanding of basic construction standards and property physical condition assessments

  • A minimum of five (5) years of progressive property management experience, including affordable housing programs, financial and property analysis, and demonstrated ability to supervise staff is required.
  • Tax Credit Certification required or must be completed within 120 days of hire.
  • Bachelor’s Degree is preferred.
  • Illinois Brokers license, affordable housing compliance and Yardi software experience strongly preferred.

Compensation & Benefits:
The salary range for this position is $75,000-$80,000. Compensation and benefits are competitive and commensurate with experience. Benefits include health, dental, vision, IRA, life and supplemental insurance, paid parental leave and more. Relocation assistance may be available for qualified candidates.
