As a Maintenance Specialist, you will perform routine preventive maintenance to ensure that the building systems operate efficiently and the physical condition of buildings both inside and out do not deteriorate.

Some of the Functions Include:

• Installing equipment, repairing buildings, floors, and painting
• Conduct daily inspections of all buildings to ensure overall safety and note the necessary repairs needed.
• Conduct safety checks and create appropriate documentation
• Inspect the sprinkler system to ensure it is functioning properly and ensure that each system has six sprinkler heads and a wrench per cottage.
• Ensure that there are up to date fire extinguishers in all buildings and they are tagged by a state agency.
• Ensure the fire alarm systems in each building are working properly and have annual inspection. Also ensure the necessary paper work remains with each alarm panel and a copy of the annual inspection must be given to the Compliance Officer.
• Ensure that electrical outlets, light switches, etc. are functioning properly.
• Conduct inspections of all bathrooms on a daily basis to ensure hot/cold water is functioning, ensure that all toilets flush and are not running constantly. Replenish all paper products for each rest room. Ensure that each shower has safety mats and complete any necessary repairs. Ensure that hot water tanks are functioning properly.
• Clean and maintain utility rooms.
• Check air conditioners, thermostats and replace filters as needed. Adjust thermostats seasonally to the appropriate temperature based on the weather conditions.
• Coordinate repairs, obtaining estimates and proposals from outside vendors.
• Ensure that the landscape is neat and well kept. Sign off on invoices from vendors ensuring that the work was completed.

Minimum Education/Experience

• Position requires a High School Diploma/ Post/Secondary Trade or Vocational Schools
• Two (2) years related on-the-job experience.

Skills Needed

• Have some general knowledge of materials, methods, and the tools involved in the repair of houses, buildings, or other structures. Applicant should also have knowledge of simple jobs, such as fixing leaky faucets, replacing light bulbs, toilets, etc.
• General maintenance and repair. Worker may work inside of a single building or in several different buildings. He may have to stand for long periods, lift heavy objects, and work in uncomfortably hot or cold environments, in awkward and cramped positions, or on ladders
• There may be the necessity- in emergency situations- to work some evening, night, or weekend shifts. The employee is on call for emergency repairs
• The employee will need some basic computer skills and knowledge of computer systems. He must also be able to use tools ranging from common hand and power tools (such as hammers, hoists, saws, drills, and wrenches), to precision measuring instruments and electrical and electronic testing devices.
