Land Broker-Director of Real Estate Sales
Springfield, IL
Job Function:
This position contributes to the success of Big Iron Realty by developing business relationships with agents, real estate companies and brokers, as well as listing and selling farmland in states which he/she is licensed.
Essential Functions:
  • Development and implement Region specific sales plans to achieve company revenue goals.
  • Builds effective training programs to teach agents how to acquire customers, negotiate deals, secure financing, and complete paperwork for the sale.
  • Develops and implements strategies, procedures, and business plans to achieve company revenue goals.
  • Sets weekly, monthly, and yearly sales goals for the agents
  • Prepares budgetary needs
  • Works with Marketing to coordinate initiatives on how to develop new leads and increase sales.
  • Sets weekly, monthly, and yearly monetary goals for the agents.
  • Work with HR on recruiting, hiring, and retention best practices.
  • Conducts interviews and hires new managing brokers and real estate agents.
  • Coach managing brokers on introducing and launching new agents.
  • Develop and train sales team to be sales leaders.
  • Establish a marking and branding plan that includes the target players, value propositions, creation of the presentations, collateral, and conference recommendations.
  • Responsible for overseeing/attending trade shows, conferences, and events especially in the Agricultural field.
  • Provide continuous quality improvement methods to assess market and account growth potential.
  • Report timely communication assessments to VP of Ag Sales regarding account development issues, contract opportunities, quality issues, competitive threats and ultimately deal development.
  • Collaborates effectively with office staff in St. Edward/Omaha, utilizing their skills to improve outcomes; and communicates regularly with CEO, CRO, CFO, VP of Ag Sales, Region Sales Managers, Independent Real Estate Agents, and Real Estate Broker Employees.
  • Directs in field team sales meetings.
  • Remote position with around 50% travel.
  • Ability to coach, lead, manage, and instruct/train employees and contractors.
  • Knowledgeable with Real Estate laws and practices to protect BigIron and Sullivan Auctioneers.
  • Value and promote teamwork with other Big Iron/Sullivan Sales Departments – (Equipment & Livestock)
  • Willingly completes other duties and takes on special projects as assigned or as necessary.
  • Provide monthly updates to the VP of Ag Sales.
Qualifications and Requirements:
  • Bachelor's degree, preferred, or a combination of education and work experience.
  • Must retain a valid and current brokerage license
  • Must have experience selling farmland, ranches and other Agricultural entities.
  • Managing or Employing Brokers history preferred
  • Relationship selling skills with consultative influence and above average closing skills
  • Demonstrates resourcefulness to develop business relationships
  • Strong attention to detail and accuracy
  • Strong customer service skills, both internal and external
  • Ability to meet deadlines and demonstrate time management skills
  • Strong organizational and analytical skills
  • Must always maintain valid Driver’s license and auto insurance.
