Leasing Consultant

If customer service is your passion, you may enjoy the role of being a Leasing Consultant! Leasing consultants are some of the first people new tenants talk to. It is a Leasing Consultant's job to go over the parameters of the lease and answer any questions the tenants may have.

Must have reliable transportation, job requires travel among multiple sites.

$20-28/hour (depending on experience), as well as commissions on lease signings.

Living Bode is a Seattle based company with properties all over Washington state. It is an employee-owned, and fast growing company! We are hiring for leasing consultants in all areas.

The Leasing Consultant reports directly to the Property Manager and is responsible for providing support for the Manager at the property where he/she is assigned.

Duties/Responsibilities:

  • Warmly greets visitors, prospective renters, and current residents.
  • Maintains a professional, friendly, and inviting atmosphere at the community
  • Provides potential tenants with brochures, information, and tours of facilities and available units.
  • Consults with prospective tenants to identify requirements and budgets, then matches these needs with available properties.
  • Ensures available and model apartments are fresh and tidy.
  • Conducts background and credit checks and verifies other references as directed by Leasing Manager.
  • Prepares leases for Leasing Managers review and approval; obtains signatures from management and tenants.
  • Coordinates move-in dates, materials, and processes.
  • Prepares move-in materials.
  • Perform move-in inspections when requested to do so.
  • Creates, develops, and maintains a wait list as needed to optimize occupancy.
  • Tours property daily to ensure it is neat, tidy, attractive, and in good repair.
  • Manages use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
  • Ensures the entire office environment is professional, well-organized, and meets all safety standards.
  • Assists with recordkeeping, filing, bookkeeping, and paperwork as required.
  • Creates, develops, and maintains a list of promotions and discounts.
  • Develops and implements marketing strategies to attract renters.
  • Observe and follow all Fair Housing, Equal Opportunity Employment, and Landlord Tenant laws. Any breaches of these guidelines are to be immediately reported to the Asset Manager.
  • Maintain an accurate Traffic Log form on a daily basis.
  • Have full knowledge of all available property policies regarding deposit amounts, rental agreements and restrictions.
  • Collect and record rents and work orders accurately, when requested to do so.
  • Be familiar with all marketing aspects of the property including full knowledge of all available units, their current condition, rent rates and available move-in date.
  • Inform the Manager immediately of any communication he/she has with the property owner.
  • Report accurately and timely all accidents and emergency situations to the Manager, Regional Manager and/or the appropriate authority (fire department, police department, etc.).
  • Accepts service requests from current residents and coordinates completion with maintenance staff, following up to ensure customer satisfaction. Informs maintenance staff, if needed, of possible issues on the property.
  • Performs other related duties as assigned.

Required Skills/Abilities:

  • Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
  • Excellent interpersonal skills with good sales and customer service skills.
  • Excellent verbal and written communication skills.
  • Detail-oriented and organized.
  • Proficient in Google Suites
  • Experience with Appfolio

Education and Experience:

  • High school diploma or equivalent required
  • At least two years of related experience required.

Physical Requirements:

  • Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
  • Must be able to lift up to 15 pounds at times.
  • Must be able to traverse a variety of properties with stairs and in a variety of weather.
  • Must be able to work weekends and/or evenings on a rotating schedule.
