JOB SUMMARY

Performs carpentry, electrical and plumbing repair work of average difficulty in response to service requests and conducts inspections of apartments. Performs related work as required.

Salary is negotiable depending on experience.

REPORTING RELATIONSHIPS

Reports directly to Executive Director.

ESSENTIAL FUNCTIONS:

· Troubleshoots, repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, and breaker switches/fuses.

· Repairs or replaces plumbing fixtures and fittings (e.g., leaky faucets, clogged drains and sewer lines, damaged toilets, sinks and water cutoff, sinks, and shower/tub units).

· Makes routine carpentry repairs/replacements to damaged walls, baseboards, woodwork, soft floor tile, doors and door locks, windows and cabinets.

· Troubleshoots, repairs and makes adjustments to various appliances and equipment (e.g., refrigerators, gas and electric stoves, space heaters, and water heaters).

· Prepares surfaces to be painted and applies paint/varnishes by brush and/or roller or walls, ceilings, cabinets and building exteriors including taping and floating and replacing damaged sheet rock; and texturing walls and ceilings.

· Makes replacement window and door screens.

· Makes ready apartments for occupancy after directions from the Maintenance Supervisor.

· Completes work orders in order of priority.

· Performs move-in and move-out inspections to determine repairs needed and checks for damages and abuse by tenants and prepares damage reports which include charges to tenants; and prepares periodic reports on vacancies.

· Inspects and maintains pumps and building air conditioning, and heating systems by cleaning and lubricating, changing filters, and making minor repairs and adjustments and reports needed major repairs to supervisor.

· Performs routine maintenance and upkeep on vehicles belonging to the APHA.

· Inspects grounds and perform routine grounds care duties.

· Rotates with other Maintenance Technicians to on-call duty according to a prearranged schedule or arranges for a substitute.

· Follows the CHAIN OF COMMAND.

· Follows any and all directives as issued by the Executive Director.

JOB KNOWEDGE:

Good knowledge of the techniques, methods, materials and equipment used in plumbing, carpentry, and electrical repairs, painting and soft floor tile repair/installation.

Good knowledge of maintenance and repair methods, materials and equipment used in routine repair of household appliances, heaters and air conditioning and heating systems.

Good knowledge of the methods, materials and equipment used in key making and lock management.

Skill in the use of various hand and power tools used in making scheduled and/or emergency repairs to building dwelling units and their related electrical, plumbing and mechanical sub-systems.

MINIMUM QUALIFICATIONS:

Knowledge of the methods, materials and equipment used in plumbing, carpentry and electrical repairs, installation of soft floor tile and the preparation and painting of interior and exterior surface.

Knowledge of maintenance and repair methods, materials and equipment used in the repair of household appliances and related equipment.

Knowledge of maintenance and repair methods, materials and equipment used in the repair of building air conditioning and heating systems.

Must possess a high school diploma or equivalent. Ten (10) years of work experience in the various aspects of the specific area of specialization may be substituted for this educational requirement.

Must possess a Texas Operator’s license and be insurable by the carrier of APHA’s liability and fleet insurance.

Salary is negotiable depending on experience.
