Summary

This position is responsible for maintaining Spire facilities by performing building repairs, maintenance, and additions to keep buildings, furniture, equipment, infrastructure and grounds in excellent order and condition.

Duties and Responsibilities

• Performs routine preventative maintenance to ensure the physical structure of the establishment is in proper repair and building systems are operating efficiently
• Adds, manages and responds to on-demand maintenance requests utilizing the computerized maintenance management system (CMMS), tying repairs to building assets within the system
• Performs or assists in the performance of work in carpentry, painting, plumbing, masonry and other trades related to the construction, maintenance and development of company properties
• Test and service light and power distribution circuits, having sufficient experience to locate electrical trouble and perform all electrical work in accordance with Code requirements
• Operates, repairs, and maintains heating and air conditioning services
• Repairs and maintains electronic, voice, and data systems
• Moves office furniture, boxes and sets up conference rooms
• Perform grounds keeping duties as determined necessary including removal of snow and ice
• Assist with custodial functions including general cleaning and trash removal
• Assists in scheduling and supervising work performed by outside contractors within the facilities
• All other duties as assigned

Supervisory Responsibilities

• None

Required Education (certifications, licenses)

• High-School diploma
• Valid driver’s license required

Required knowledge, skill and abilities

• Five years of experience in Facilities Maintenance
• Previous experience with computerized maintenance management systems (CMMS) and/or Building Automated Systems (BAS) is preferred
• Ability to use work related machinery, equipment and tools
• Ability to work from blueprints and oral instruction
• Uses, reads, and understand facility prints for HVAC, electrical, plumbing, etc

Physical demands, environment and schedule

• Normal working hours are Monday through Friday. It might occasionally be necessary to work overtime
• Work could be assigned at any of Spire’s locations and necessary travel to would be expected
• Must be in good physical condition, and able to perform duties requiring: climbing and prolonged use of ladders at varying heights, use of hand and large tools, move furniture, heavy lifting required, and perform work outdoors resulting in exposure to above-average hot and cold temperatures
• Enter work environment, work hours, including any overtime, along with any travel required
• Work is semi-skilled to skilled, performed under limited supervision
