Essential Duties and Responsibilities include the following but are not limited to:

  • Generate new leases and achieve monthly sales quotas
  • Record all telephone and in person visits in Lead2Lease (L2L).
  • Greet prospects and shows apartments in accordance to our policies and Fair Housing Laws.
  • Secure five (5) leases per week and maintains the occupancy in accordance to the property’s budgeted occupancy.
  • Maintain a 40% closing ratio.
  • Manage L2L at 80% or higher each week.
  • Process applications and completes required employment and rental verification(s) within the allotted time frame for manager’s approval.
  • Follow up with prospects and applicants daily via phone and/or email.
  • Walk scheduled move-ins vacant units daily.
  • Submit work order tickets
  • Monitor the property’s Apartmentratings.com, Google.com and Yelp listings to stay aware of current reputation to encourage positive ratings.
  • Visit several properties per month to complete market and comp analysis. (monthly travel expected)
  • Market weekly to Preferred Employee List to increase leasing traffic.
  • Complete the Daily Watch Report daily and send to Sr. Team.

Understand current sub-market

  • Shop all competition immediately upon accepting this position and quarterly thereafter.
  • Complete and submit Market surveys and update LRO weekly.

Retain residents

  • Deliver customer service to community residents.
  • Attend and promote Resident Social Events
  • Interact with all Residents, staff, clients, vendor in a professional and courteous manner.
  • Utilize the 2233 program to make constant contact with residents.

Work Environment: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones and photocopiers/scanners.

While performing this job the employee is required to sit stand and walk; work with others and hear. The employee is required to communicate with residents in person and through the telephone.

Hours of Work: This is a full-time position and employee is required to work Monday through

Friday 8:30 a.m. to 5:30 p.m. Summer hours are from 9:00am to 6:00 pm Monday through Friday. Leasing Consultants are required to work every weekend, with one weekend off per month.

Required Education and Experience: High School diploma or equivalent 1 year of sales or relevant experience is preferred. Excellent written and verbal communication skills.
