Property Manager

The property manager position is an essential and highly respected management role on the Armadillo Properties team. The property manager will be working with and directing team members to maintain a high level of personal customer service to our property owners and tenants. The property manager will preserve the value of owners’ investments as well as tenant well-being. This is promoted through exercising a personal code of conduct including fidelity, integrity, and competency. Constant communication with clients and customers is paramount.
The property manager is responsible for overseeing all aspects of day-to-day operation for all east division units. Employee must have outgoing personality and understanding of personal selling. The individual fulfilling this role will have the opportunity to directly impact their own success on both a knowledge and financial level. Requirements:

  • Knowledgeable and familiar with Texas Property Code
  • Adhere to the Code of ethics and standards of practice of the national association of realtors.
  • Positive attitude (no negativity)
  • Customer service and interpersonal skills needed to meet with prospective and current tenants.
  • Good verbal communication
  • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed.
  • Organization and the ability to multitask efficiently.
  • Problem-solving to find effective solutions for a variety of potential issues.
  • Knowledge of rental contracts and property and anti-discrimination laws
  • Familiarity with Microsoft suit of programs

Job Duties and Responsibilities:

  • Prepare and present leases.
  • Approve/deny applications.
  • Answer owners concerns and questions
  • Answer tenant concerns and questions
  • Conflict and dispute resolution
  • Answer phones
  • Greet new patrons.
  • Property quality control inspections for defects, cleanliness and overall appeal
  • Post notices
  • Function as agent on behalf of owners in eviction court (justice of the piece level only)
  • Attend weekly management meetings
  • Compile reports (vacancies, unauthorized pets, high balances, showings)
  • Security Deposit reconciliations
  • Answer emails
  • Prepare lease and present lease extensions
  • Maintain and monitor procedure and process systems in place
  • Write property description add copies
  • Take Photos of properties
  • Prepare and Present management agreements
  • Handle pet, service animal, and emotional support animal request
  • Learn and understand each front office team members roles and duties
  • Assist General Manager and front office team members as needed
  • Pursue and attract new tenants and property owners
  • Back up showing agent to show properties as needed
  • Take payments for rent and other fees/charges (when needed)

Schedule:

  • Monday – Friday 9:00 AM – 6:00 PM (every 6th or 7th Saturday 4 hours only)
  • 40 hours a week

Work setting:

  • Copperas Cove Office
  • Cities of Killeen, Harker Heights, Nolanville, Belton

Salary:

  • 35K – 45K

Job Type: Full-time

Pay: $35,000.00 - $45,000.00 per year
