Property Manager Job at DTPM, Inc.

DTPM, Inc. Fort Payne, AL

Experience in property management is preferred; must have good knowledge of property management including a broad understanding of leasing, marketing, construction, and the tenant relations requirements of managing property; computer literacy is required; must have good oral, interpersonal, and written communication skills.

Roles and Responsibilities:

1. Responsible for supervising all phases of on-site operation of the properties, as well as maintaining the physical asset and maximizing the financial returns in accordance with the company objectives.

2. Collects rent, and handles delinquent accounts.

3. Responsible for training, supervising, developing, and evaluating all on-site personnel.

4. Keeps consistent schedule for pest control, cleaning, mowing, etc.

5. Supervises scheduling and prioritizing maintenance service requests; sets realistic expectations with residents.

6. Makes regular inspections of units, and grounds, including all common areas, ensuring that the property is clean, safe, and well-maintained.

7. Conducts quarterly occupied unit inspections.

8. Recommends expenditures, within budget allocations.

9. Assists in the preparation of advertising and marketing programs.

10. Assists in the preparation of weekly and monthly reports, assuming responsibility for accuracy and timeliness.

11. Reviews verbal and written resident complaints to rectify situations.

12. Supervises move-in and move-out procedures, paying special attention to inspections and changes.

13. Responsible for lease preparation.

14. Assist in the preparation of the budget.

15. Reviews monthly cash flows and provides explanations on variances from budgeted amounts and maintains monthly budget logs.

16. Leases available units, reviewing rental applications for accuracy and rental qualifications. Process applications utilizing computer systems and following company guidelines.

17. Approves and submit invoices weekly for payment on time.

18. Ensures that only approved leases are used to maintain compliance with any applicable state or federal guidelines, through coordination with the Corporate Compliance Department.

19. Makes decisions that are uniform so as not to discriminate among residents, prospective residents, and employees in accordance with Fair Housing Regulations and Company policy.

20. Updates or provides written documentation on operations pertinent to specific property as necessary.

21. Promptly reports all property incidents involving damage, injury, or criminal activity per the company’s incident reporting policy.

22. Comply with all Fair Housing laws, practices, and regulations.

23. Any additional duties as assigned.

Competency:

1. A high school diploma or equivalent

2. Two years experience in property management, OR

3. Three years experience in management, OR

4. Any similar combination of education and experience.

Other Requirement:

  • Valid drivers license
  • Clean Driving Record is required.

Ability to Travel

Job Type: Full-time

Pay: $15.00 - $18.00 per hour
