Job Title: Development Coordinator- Real Estate and New Construction

Work Location: Palm Beach Gardens, FL

Function/Department: Development

Reports to: Chief Development Officer

Essential Duties and Responsibilities:

The Development Coordinator will work closely with the Chief Development Officer, and other Development team members at Holdco and Brand level to support the entire development process. The Development Coordinator will be a critical player in a hyper-growth organization where effective communication across functional teams, both internal and external, is the difference between success and failure.

The Development Coordinator will provide daily administrative support and coordination to the acquisition, pre-construction, and construction development teams in gathering resources and information to implement pipeline projects. Their main duties include maintaining budgets and work schedules, organizing, and participating in team meetings and ensuring all deadlines for certain projects are met. This position is an integral role in the Development Team and includes working closely with the Chief Development Officer, VP Real Estate & Acquisitions, and VP Design & Construction.

ESSENTIAL FUNCTIONS

  • Coordination of the Platform’s M&A and ‘de novo’ site development pipeline from acquisition through construction and site opening
  • Support due diligence efforts for new platform acquisitions and add-on acquisitions to existing platforms
  • Track Development Process through ensuring master data is current and development schedules are updated to allow for accurate reporting and dashboards for executive management
  • Coordinate seamless transitions along the development process between site acquisition, due diligence, design, entitlements, permitting, bidding and construction
  • Assist with direct relationship management of third-party vendors including but not limited to due diligence, civil engineers, design architects, general contractors
  • Manage multiple development projects simultaneously while maintaining and updating Smartsheet pipeline tracking tool to monitor progress and timelines
  • Managing deadlines and progress across the team to ensure each project is delivered on time and on budget
  • Coordinating the delivery of projects and making adjustments as necessary to ensure they are delivered to specifications and high standards
  • Assist with compiling all Capital Expenditure Requests (CER) required for Development approvals
  • Assist with and ensure completion of all pre-decision analysis to ensure robust data is available for decision making purposes. Including appropriate communication of issues, concerns or other roadblock items inhibiting progress
  • Market analysis including population demographics, competitive analysis, industry data, trends analysis and evaluation of target opportunities
  • Completes appropriate portions of the development site memo and preliminary board of director approval packages
  • Document development coordinator processes and procedures
  • Recommend continuous process improvements
  • Conduct other duties as assigned

Education, Work Experience Requirements and/or Competencies:

  • Bachelor Degree in Business, Finance, Real Estate or a related field
  • PMP Certification preferred
  • 3 to 6 years of experience in Project Management
  • Excellent project management, analytical, reasoning, and problem-solving skills with ability to adhere to timelines and milestones
  • Cross functional experience in large scale multi-unit / multi-brand operations
  • Outstanding communication and presentation skills
  • Proven success to work cross functionally to gather full and complete information and provide concise and timely updates
  • Comfortable operating in a fast-paced environment under tight deadlines where speed to market is a strategic advantage
  • Previous use of technology tools Smartsheet, Microsoft Project and Placer Analytics preferred
  • Demonstrated ability to handle multiple projects
  • Highly motivated, high energy, results driven individual
  • Strong attention to detail

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
