The Regional Manager plays a critical role in our organization handling a variety of issues which includes ensuring all of our facilities are operating properly and we are providing the best customer service to existing and prospective tenants. As Regional Manager, you must have exceptional leadership skills and business acumen. You must have an acute attention to detail and must display excellent verbal and written communication. Our Regional Manager must be dedicated to customer satisfaction.

Key responsibilities include:

• The current position will oversee stores in southern NJ - Atlantic, Cumberland, Gloucester, & Ocean counties with potential for oversight of additional stores.
• Prior self storage experience required
• Oversee operational needs for multiple facilities throughout their assigned territory
• Prepare walk-around reports for integrity of billing and occupancy
• Monthly facility visits or as needed
• Provide management at a facility during vacancy periods
• Determine maintenance and repair needs plus CAPEX projects for each facility
• Provide cost quotes and proposals for review by the Corporate Office
• Monitor operations for efficiency and quality of service
• Special projects as needed
• Motivate your team with effective communication and provide guidance on customer service and sales strategies
• Address customer inquiries and concerns promptly in a professional manner
• Communicate effectively with customers, colleagues and team-members
• Conduct facility audits and ensure company safety and operational standards are achieved
• Oversee the delinquent tenant process by helping your team to reduce delinquency rates and improve customer retention
• Interview potential candidates for available management positions. Recruit, hire, coach and retain employees in your region.
• Monitor market rates of competition
• This position will supervise stores in southern NJ and the surrounding areas. Willingness to travel to other markets, Columbia offices, and trade shows.

Job Operations

• The Regional Manager is a field position who reports to the Chief Operating Officer. All other employees in the region report to the Regional Manager as outlined in the Organizational Chart.
• Expected to work from their own designated facility/office 2 days/week.
• Expected to visit each of the facilities in their region a minimum of 2 times per month.

Facility visits should include the following:

• Monthly walk-arounds to be completed and submitted to the Corporate Office
• Complete quarterly audits and submit to the Corporate Office
• Review results from monthly walk-arounds and quarterly audits with facility employees
• Training of current and new employees at the facility level
• Discuss competition pricing and strategies with staff
• Identify and discuss repair & maintenance items with staff
• Review delinquent tenant process by helping your team to reduce delinquency rates and improve customer retention
