Position Summary:

The Regional Operations Manager will direct a portfolio of 7-9 properties and is accountable for the overall functions of each property in all areas of operation including office administration, financial, safety, team member management, marketing, leasing, maintenance, and resident relations.

*Position Requires frequent travel at the very least every 3 weeks will travel Monday-Friday. Travel areas include (Subject to change): El Paso TX, Lawton OK, Junction City KS, Indiana properties that include cities Cicero, Lebanon, Shelbyville, and Georgia properties that include cities Hephzibah and Augusta. Home base office for this position located in Shelbyville IN.*

Responsibilities:

  • Oversee and enhance the financial growth of each property in their portfolio.
  • Verify financial reporting and record keeping is completed correctly and in a timely manner at all assigned communities.
  • Supervise team member management and provide guidance to their teams in all aspects of hiring, training, developing, and motivating. Participates in and oversees MRD Apartments University training.
  • Lead teams in demonstrating a positive, professional, and customer focused approach with team members, residents, clients, and the public.
  • Conduct timely reporting on liability matters, community concerns, and workers’ compensation claims.
  • Inspect properties within portfolio regularly to ensure standards are maintained regarding customer service, resident retention, safety, and maintenance repairs.
  • Work closely with Community Managers and Maintenance Supervisors to monitor and schedule all maintenance activities.
  • Review effectiveness of marketing and outreach programs, ensuring plans are followed and adjusted, as necessary.
  • Analyze market surveys and keep a constant awareness of area market and economic conditions.
  • Provide expert knowledge and guidance in maintaining compliance of all federal, state, local and company policies including ADA, OSHA, and the Fair Housing Act.

Knowledge, Skills, and Abilities:

  • 2 years of property management preferred.
  • Bachelor's degree desired.
  • Combination of education and experience is acceptable.
  • Solid written and oral communication skills.
  • Proven organizational and time-management capabilities.
  • Familiarity of property management software; Yardi Voyager and Rent Café preferred.
  • Working knowledge of Microsoft Office with proficiency in EXCEL.
  • Must be able to pass a criminal background check.
  • Exceptional customer service skills.
  • Able and eager to embody MRD Apartments Core Values daily.
