Job Description:
The Title Reader follows a variety of established industry and company guidelines, concepts, best practices and procedures to determine and execute the most effective and efficient method to support residential and commercial real estate transaction closings. Transactions characteristically include multiple parties, sites and locations, and involve complex underwriting requirements.
The person in this position is responsible for confidential and time sensitive material associated with NYC and NY State transaction matters and relies on experience and judgment to plan and accomplish assignments. The position is responsible for ensuring that assigned activities are fully completed in an accurate, timely, and legally compliant manner.
  • This is an in-office position.
Essential Functions:
  • Responsible for the examination of title orders within company guidelines to determine the conditions of the title and insurability by considering the effect of documents such as deeds, deeds of trust, mechanics liens, tax liens, judgements, assessments, probates, and other matters of record.
  • Examine commercial and/or residential properties located in New York State, with an emphasis on New York City and surrounding counties.
  • Review local search packages (e.g., Preliminary Reports, Commitments, Abstracts) and using information gleaned from the same, and from other sources, prepare Commitments and Pro Forma policies in the format approved for use, and in accordance with company examining and policy procedures.
  • Perform title searches as assigned, verifying, reviewing, and compiling information which reflects the history of a property including but not limited to geographic information, property surveys and legal description, title orders, customer information, ownership histories, physical address etc.
  • Explain chain of title, exceptions, and requirements to Escrow/Settlement personnel and others.
  • Recognize title defects and formulate curative requirements.
  • Assess risks and liabilities that may jeopardize the company and bring these matters to the attention of manager and/or underwriter as appropriate.
  • Read and interpret recorded maps and surveys, including those with metes and bounds descriptions. Answer objections letters if applicable.
  • Work closely with the customer and escrow staff to meet time requirements for options and assist with answering questions.
  • Discuss underwriting issues and closing protocol with production and underwriting teams.
  • Review title documents presented for recordation at closing.
  • Provide guidance to Assistant Title Coordinators with certain assignments and assist senior staff with projects as needed.
  • Professionally handle phone calls and keep management informed of the status of all transactions.
  • Maintain good customer service at all times.
ESSENTIAL EXPECTATIONS:
  • Ability to work with confidential information.
  • Ability to work from 8 a.m. to 5p.m, Monday through Friday. (Or similar schedule as approved in advance by supervisor)
  • Regular consistent attendance is required, that could include attendance at after hour Company events.
  • Ability to work overtime as requested and approved by supervisor.
  • Location: NYC office.
  • Regardless of assigned location and workstation, all employees will be issued a company laptop and will be expected to be able to work remotely on the occasion that it is not possible to safely be present in the office.
  • Must be personable, positive and a professional representative of the Company.
  • Ability to accept supervision.
  • Ability to foster, develop and maintain professional and collaborative working relationships. Must be able to get along with others, i.e., peers, supervisors, outside customers, and vendors.
  • Ability to interact effectively and professionally with all levels of management, employees and customers by Microsoft Outlook email, phone, Microsoft Teams chat and video calls, and in person.
  • Participate in Continuing Education opportunities offered by / assigned by ORT Corporate.
  • Take initiative to learn and grow as a team member.
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:
  • Minimum 10 years of experience as a Title Examiner / Reader / Officer for commercial real estate transactions.
  • Legal education / background preferred.
  • Knowledge of commercial insurance coverage, standard endorsement coverages, and real estate terminology.
  • Additional experience with / exposure to residential title is a plus.
  • Capacity to read, draw and explain complex legal descriptions.
  • Experience with NY State and New York City commercial title projects required.
  • Excellent verbal and written communication skills.
  • Excellent interpersonal and customer service skills.
  • Ability to prioritize and handle multiple projects.
  • Impeccable attention to detail and organizational skills.
  • Proficient in a variety of computer software systems, such as Microsoft Office.
  • Willingness and ability to learn and utilize new software systems.
PHYSICAL/MENTAL DEMANDS:
  • Ability to perform under pressure and be flexible with disruptions throughout the workday.
  • Must be able to work approved and requested overtime, by supervisor.
  • Repetitive and continual typing motion is required.
  • Sedentary work: Exerting up to 20 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting a majority of the time. Walking and standing are required, occasionally.
The estimated pay range stated represents the typical pay range for this position or similarly employed employees or employees performing substantially similar work. Factors which may be used to determine the actual pay rate may include, but are not limited to, education, training or experience; seniority; merit and work performance; quantity or quality of production; regional differences in compensation; differences in local minimum wages, or ability and effort.


Pay Range for the position: $75,000 - $130,000

Old Republic complies with all federal, state and local laws including minimum wage requirements. In the event a minimum hourly rate stated is lower than the minimum wage required by law, Old Republic will always pay an amount equal to or greater than the minimum wage required by law.
