360 Management Group, Co. is a 501(c)3, non-profit instrumentality of Elm City Communities (ECC) formed in 2018 to preserve low income and affordable housing in New Haven and its surrounding areas. In collaboration with Glendower, other affordable housing developers, and investors, 360 Management strives to create and maintain vibrant housing communities that enrich and revitalize neighborhoods through community and economic development. 360 Management currently manages multifamily developments subsidized and/or financed with state and federal affordable housing programs such as Low-Income House Tax Credits (LIHTC), Rental Demonstration Assistance (RAD), HUD Moderate Rehabilitation (Mod Rehab), HOME, Project-based and Tenant-based voucher programs.

The organization’s mission is to ensure that ECC’s affordable housing communities are preserved, to create stable and safe communities, and to provide respectful and professional property management services to residents residing in our communities.

POSITION:

360 Management Group is currently seeking an Assistant Property Manager! The role of the Assistant Property Manager is to assist the Property Manager with the routine operation of the mixed finance portfolio property. The purpose of this position is to provide the additional capacity needed to manage the property effectively. The Assistant Property Manager reports to the Property Manager. This is a full-time exempt position which will require some travel. The Assistant Property Manager will work a 35-hour work week, Monday through Friday from 9:00 a.m. to 5:00 p.m. Evening and weekend work may be required as job duties demand.

ESSENTIAL FUNCTIONS:

  • Assist the Property Manager with daily operations.
  • Responsible for the timely submission of all required reports.
  • Perform inspections of units to assure compliance with Housing Quality Standards (HQS) and Uniform Physical Conditions Standards (UPCS).
  • Prepare leases for applicants and provide applicants with necessary documents and materials.
  • Track evictions by maintaining contact with the company's local attorney.
  • Responsible for processing, following through, and consummating special collections (e.g., claims against residents), and/or filing special claims or vacancy claims where applicable.
  • Assist the Property Manager with reporting vacancy/occupancy rates to maintain an occupancy rate of 95% or above.
  • Assist the Property Manager with rent collection to maintain a rent collection rate of 97% or above.
  • Responsible for attending meetings, inspections, and investor visits as needed.
  • Must be available on-call during emergencies.
  • Perform all other duties as assigned.

KNOWLEDGE, SKILLS, ABILITIES:

  • Possess knowledge of Low-Income Housing Tax Credit Program (LIHTC), HUD, and/or Public Housing program.
  • Must possess a high level of organizational skills, management skills, and attention to detail.
  • Must have the ability to multi-task.
  • Proficient with Microsoft Office Suite and Elite or similar software.
  • Possess knowledge of basic safety practices and procedures.
  • Excellent verbal and written communication skills.
  • Ability to be tactful and courteous in all interactions.
  • Ability to work as a critical member of a team that is committed to empowering stronger communities.
  • Bilingual preferred.

EDUCATION AND EXPERIENCE:

  • High School Diploma or Equivalent and at least two (2) years of related experience.
  • Valid Connecticut Driver’s License.

Job Type: Full-time

Pay: $47,277.00 - $52,530.00 per year
