Job Function:

Professionally respond to tenant requests and the public as required. Effectively and efficiently operate and maintain all HVAC and MEP equipment. Serve as a Systems Operator. Perform as well as supervise maintenance work. Provide engineering fill-in across portfolio of managed properties as required and maintain schedules to ensure that time allocations are consistently met across multiple locations in Southfield, Michigan.

Duties and Responsibilities:

  • Provide prompt and courteous response to tenant requests within the guidelines set forth by the company. Maintain ethical, professional, and courteous relations with contractors and tenants. Perform as a team member with all company and client employees as well as client contract service providers
  • Assist to ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulations
  • Order, stock and inventory parts and supplies as directed by the Property/Engineering Manager or Lead Engineer
  • Induce water treatment chemicals at proper amounts and times in heating and cooling systems. Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results.
  • Start and stop equipment as directed by the Supervisor
  • May assist in the training and development of all fellow Engineers. Act as a team member with all employees of the management staff.
  • Complete daily equipment logs and perform visual inspections of all building mechanical and life safety equipment to ensure normal operation.
  • Respond to multiple requests from multiple sources (Supervisors, Tenants, Security staff) and prioritize accordingly to alleviate immediate problems. Report changing priorities back to Supervisors.
  • Respond to, prioritize and complete assigned work orders via the CMMS work order tracking system.
  • Work independently on your own shift to operate, maintain, and repair (except when specific maintenance and repairs are performed by contractors) all electrical, mechanical, HVAC, Fire Life Safety and MEP equipment as outlined by Management including, but not limited to:
  • Change air filters
  • Lubricate bearings and Cond friction surfaces
  • Adjust drive belts
  • Clean equipment
  • Clean mechanical rooms
  • Paint mechanical rooms and equipment
  • Perform routine inspections of mechanical rooms and equipment
  • Weekly fire pump run tests
  • Weekly Generator run tests
  • Perform preventative maintenance and repairs on electrical equipment and perform installations including, but not limited to:
    • Motors and motor starters
    • Variable Frequency Drives
    • Lighting systems and controls
    • Raceway and wiring systems
    • Electro-Mechanical control systems
    • Transformers
    • Fuses, breakers, ground fault interrupters
    • Low voltage communication/control wiring and terminations
    • Electricity metering and monitoring systems
  • Maintain, operate, and repair heating, cooling & ventilation systems.
  • Maintain and repair plumbing systems including, but not limited to:
  • Restroom fixtures (toilets, urinals, sinks, faucets, flush valves, valves, dispensers, etc.)
  • Sanitary and storm water drainage piping, traps, and vents
  • Tenant equipment (sinks, faucets, garbage disposals, dishwashers, coffee makers, ice makers, etc.)
  • Pumps (alignment, annual inspections, greasing of all friction surfaces, etc.)
  • Maintain and repair architectural systems and finishes including, but not limited to:
  • Locks and door hardware
  • Restroom partitioning systems
  • Rails and barrier systems
  • Minor repairs to ceiling, wall, and floor systems
  • Minor repairs to tenant furniture systems
  • Install pictures, signs, cabinets, racks, enclosures, etc.
  • Make adjustments and changes on HVAC and related equipment to maintain established comfort zones including, but not limited to:
  • Chiller and reheat system temperature adjustments
  • Building environmental controls
  • Thermostats
  • Cold deck regulators
  • Fresh air and exhaust systems
  • Duct dampers and splitters
  • Damper motors
  • Properly record and maintain:
  • Meter readings; service request records; payroll time cards; parts & material forms; mechanical room & equipment inspection logs; preventive maintenance forms.
  • Maintain, without flaw or exception, plant logs and files, where appropriate, included but not limited to: (Engine room machine logs; chemical usage logs; non-company /contractor personnel logs; operating engineer logs; fire & life safety records)
  • Maintain superior appearance and working condition of all the MEP systems assigned to the Engineering Department
  • Coordination and communications with Day Porter / Janitorial Staff as necessary.
  • Compose written, factual reports of occurrences and incidents on property
  • Repair and maintenance of other building equipment including but not limited to doors, walls, ceilings, light fixtures, plumbing fixtures, roofs, locks and keys.
  • Assume additional duties as delegated by Management
  • Complies with all Continuum policies and procedures.

Job Requirements/Qualifications and Knowledge, Skills and Abilities:

  • Must have minimum of 3 years building engineering experience commensurate with position being filled (i.e. high-rise building, low rise,).
  • High Pressure Boiler Operator’s License is preferred but not required.
  • Refrigeration Operator License is preferred but not required.
  • EPA 608 Universal Certification is preferred but not required.
  • Ability to interact with multiple teams and take direction from multiple managers.
  • Be self-motivated and able to work unsupervised.
  • Maintain professional appearance and manner at all times while at the property and maintain calm demeanor in emergency situations.
  • Ability to climb up and down stairs and ladders.
  • Ability to lift 50 lbs. or more.
  • Ability to work standing all day.
  • Ability to access remote work areas, i.e., crawl spaces, roofs.
  • Ability to use of olfactory, auditory and visual senses.
  • Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).
  • Ability to meet highest attendance requirements.
  • Ability to accommodate varying work schedules.
  • Intermediate working knowledge of electrical, electronic, pneumatic, and mechanical control devices and BAS systems.
  • Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.
  • Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, etc.
  • Ability to read and use shop manuals and drawings.
  • Ability to read steam, gas, water, and electric utility meters.
  • Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.
  • Ability to use deductive logic for troubleshooting equipment.
  • Working conditions: Indoors 80%, Outdoors20%
  • Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software such as Workspeed.
  • Great communications ability, both verbal and written.
  • Ability to interact with co-workers, tenants, contractors, and the general public in a positive and professional manner.
  • Must possess a valid driver’s license with good driving record.
  • Possess competent knowledge on the methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing, and electrical equipment and systems.
  • Ability to read blueprints and or schematics to aid in troubleshooting analysis.
  • Ability to safely install and operate rigging and lifting devices.

Education:


High School Diploma or equivalent

Any license required by local, state or national municipalities.


Additional Responsibilities:


Will be required to work evenings, holidays and weekends to ensure proper work coverage.
