Job Responsibilities

Under direct supervision, regularly performs a variety of semi-skilled labor or building mechanical work below the journeyman level and may directly assist skilled craftsmen; or operates heavy equipment as required, in the maintenance of the facility and grounds.

  • Performs routine ground maintenance of facility. Mows lawns with push and/or riding mower, fertilizes lawns, trims trees and hedges, rakes leaves, trims weeds and cares for landscaping, sweeps and cleans walks and parking lots, picks up and hauls away litter and debris, removes snow from walks and parking lots with shovel, snow blower and/or snow plow, and generally keeps the outside premises neat and orderly. Requires ability to withstand extreme temperature changes.
  • Performs routine interior maintenance of facility; repairs leaking faucets, shower heads, clogged toilets, and other small plumbing tasks; repairs, paints and refinishes furniture, fixtures, and performs other small painting tasks; replaces light bulbs, as needed, and performs other small electrical tasks, i. e., repairs ballasts, switches, receptacles, appliance cords, and motor fans; repairs and replaces broken window screens, doors, roofs, gutters, and other small carpenter tasks.
  • Repairs fences, roadways, bridges, sidewalks, etc; performs road construction and fill operations using forklifts, trucks, dozers, backhoes, and enloaders.
  • Performs preventative maintenance and repairs lawn care equipment, i. e., push and/or riding lawn mowers, tractors, weed eaters, sprayers and other power equipment.
  • Loads and unloads trucks which requires the possession of appropriate valid driver's license when moving the trucks; sets up and takes down tables, chairs, etc.; moves office furniture; carries moderate to heavy items up to 80 lbs. on a recurring basis.
  • Performs building security duties such as checking for fires and prowlers; checks windows and doors.
  • Performs other duties as required or assigned which are reasonably within the scope of the duties enumerated above.


Minimum Qualifications

  • Requires knowledge, skill and mental development equivalent to completion of high school plus one year of maintenance work experience preferably associated with the building and mechanical trades and/or heavy equipment operation.

Preferred Qualifications

  • Prefers working knowledge of construction and maintenance tools, equipment and materials.
  • Prefers elementary knowledge of one or more of the building and mechanical trades.
  • Prefers ability to use hand and power tools, operate heavy equipment or perform semiskilled manual work in a safe manner.
  • Prefers ability to follow oral and written instructions including blueprints and other diagrams.
  • Prefers the ability to lift and carry 80 pounds, i.e., heavy boxes, supplies, etc.
  • Prefers ability to move heavy furniture and equipment
  • Prefers ability to be on feet for long periods of time
  • Prefers the ability to climb stairs and ladders to change light bulbs, paint, etc.
  • Prefers ability to be on hands and knees for extended periods of time to scrub floors and perform landscaping duties
  • Prefers the ability to withstand extreme temperature changes to shovel and/or plow snow, mow lawns, and perform external maintenance.
  • Prefers ability to be exposed to a variety of chemical cleaning agents

  • May require possession of an appropriate valid driver's license pertaining to equipment operated.
