The Leasing Director is responsible for executing real estate transactions and strategies, coordinating the real estate leasing process, and managing all elements and participants in the process including Senior Retail Business Leaders, Legal, Finance, Accounting, Store Planning/Construction, Lease Administration, and Store Operations. Partner with VP of Real Estate to research , identify and secure highly successful real estate locations by obtaining facts and data including initiating and reviewing performance and investment analysis for prospective site that meet the long term retail expansions strategies for Vans (and other VF Brands as may be assigned). This position will also support and assist in efforts to analyze markets, select sites and prepare Real Estate Committee approval packages as well as maintain existing store portfolio and communications with Construction, Maintenance & Repair, Operations, and Landlords/Developers.
The Leasing Director is charged with building the overall pipeline of new store locations and requires the exercise of discretion and independent judgment in the performance of various leasing activities and real estate duties. Establish control-related standards and procedures.
Key Responsibilities:
  • Responsible for identifying and negotiating real estate transactions for new full price & outlet stores that are in line with the long term retail real estate expansion strategy for U.S.A., Canada, and Mexico for multiple VF Brands (or other business units as may be assigned, including office, distribution centers, storage/warehouse, and showrooms).
  • Own and lead the site approval process and ensure all stakeholders are informed and involved; Obtain and analyze pertinent research data related to markets & trade areas; Prepare presentations for Real Estate Committee approval
  • Develop and maintain strong, strategic alliances with external business partners, including landlords/developers, brokers, vendors, lease administration, and other related real estate individuals
  • Management of the company's real estate portfolio of 600+ stores including oversight of relocations, expansions, lease renewals, and closures
  • Interface with real estate, construction, store operations, and design departments to effectively assist in tracking projects, delivery dates and managing schedules in order to ensure the timely delivery of new store assets.
  • Direct the coordination of all legal documents needed to support the store portfolio and expansion strategy through strong communication and interaction with Legal Dept and Lease Administration.
  • Travel to required market areas to visually inspect and evaluate proposed sites, existing stores and competitors within trade areas.
  • Assist with project initiation and scope definition, prioritization of assignments and budgeting for all Vans retail capital projects
Job Requirements / Educational/Position Requirements:
Years of Related Professional Experience: 12+ years of retail real estate management
  • Bachelor’s degree with an emphasis in Real Estate or Finance
  • Current knowledge of USA, Canada & Mexico retail/real estate landscape and successful experience navigating the landlord/tenant relationship
  • Proven track record of executing real estate strategies that supports a growing business plan

  • Spanish speaking, plus.
Special Physical and/or Mental Requirements:
  • Regularly interacts with high level Retail Landlord representatives
  • Visits to retail construction sites
  • Standing required for site/store visits/work shifts
  • Willing and able to work additional hours when needed
  • Repetitive hand motion while operating computer
  • Operate office equipment (i.e. computers, phone, fax, copy)
  • Bend, lift, open, and move product up to 50 pounds
  • Climb ladders as needed
  • Frequent travel, often with little advance notice, and extended overnight trips is required (including air travel)

Pay Range:
$136,080.00 USD - $204,120.00 USD annually
Incentive Potential:
This position is eligible for additional compensation awards that may include an annual incentive plan, sales incentive, or commission potential. Specific details of the additional compensation eligibility for this position will be provided during the recruiting and interview process.
Long-Term Incentive:
This is position is eligible to be nominated annually to participate in a Long-Term Incentive Plan. Specific details of the plan will be provided during the recruiting and interview process.
