Summary

Proactively lead construction efforts from bid process through to completion of the final punch list. Oversee and collaborate with general contractors, project managers and consultants (Architect, Structural Engineer, MEP, etc.) to ensure projects are completed on time and on budget and reflect the approved plans by ownership.The ideal candidate works well within the team environment and has excellent communication skills.

Essential Duties and Responsibilities

  • Manage master construction budget and schedules.
  • Review all construction documents for constructability issues, value engineering opportunities, and proffer compliance.
  • Administer contracts and obtain necessary permits and inspections; review Owner Contract and become familiar with terms and conditions.
  • Manage all ASIs, RFIs, shop drawing review and change orders.
  • Conduct regular meetings with and provide reports to senior management on progress and schedule/budget updates, ensuring timely decision making and information flow to avoid project delays.
  • Ensure that a safe and productive site is maintained.
  • Ensure timely and accurate reporting of project costs, and monitor payables for project.
  • Resolve site-level issues and/or elevates them to senior management.
  • Coordinate project tours with Tenant prospects and VIPs.
  • Apply basic understanding of revenue models, P/L, and cost-to-completion projections, and make decisions accordingly in conjunction with senior management.
  • Interface with all stock holders including investors, partners, lenders, local jurisdictions, and adjacent property owners.
  • Manage private utility installations and switchovers.
  • Coordinate building/unit deliveries with property management.
  • Perform other duties as assigned.

Education and/or Experience

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management or an equivalent engineering science from four-year college or university; or 10+ years related experience and/or training; or equivalent combination of education and experience.
  • Working knowledge of construction design, scheduling programs, and Gantt scheduling charts
  • Technical understanding of demolition, wall systems, doors, frames, hardware, glass, acoustical, civil activities, electrical, MEP and HVAC, plumbing, Fire & Life Safety Systems, sprinkler systems, aesthetics, flooring, millwork, special building features and amenities
  • Excellent analytical and problem solving skills
  • Proficiency in Microsoft Office Suite, including working knowledge in Excel
  • Interest and ability to regularly travel to any location within the portfolio as needed (up to 50% travel, some overnights)

Knowledge

To perform this job successfully, an individual should have knowledge to all ancillary costs estimates, permit costs, expediting costs, Building Department, Department of Public Works, Health Departments, Fire Departments, etc. as well as technical understanding of demolition, wall systems, doors, frames, hardware, glass, acoustical, civil activities, electrical, MEP and HVAC, plumbing, Fire & Life Safety Systems, sprinkler systems aesthetics, flooring, millwork, special building features and amenities.

Job Type: Full-time

Pay: $80,528.54 - $130,000.00 per year
