JOB DESCRIPTION

Position: Facilities MEP (mechanical, electrical, plumbing) Manager
Supervisor: Director of Facilities
Contract: Full Time/52 weeks

Job purpose

Manage the activities of personnel qualified in the maintenance and upkeep of all types of buildings, equipment and grounds, minor capital outlay; direct and update inventory process and appropriate inventory controls.

Supervisory responsibilities

Facilities services staff and all associated contracts as assigned by the Director of Facilities.

Duties and responsibilities

  • Participates in job training and professional growth opportunities in order to enhance ability to perform the essential functions of the job.

  • Performs other related duties as assigned for the purpose of ensuring an efficient and effective work environment.

  • Direct the preparation and maintenance of a variety of narrative and statistical reports, records and files related to assigned activities and personnel.

  • Estimate cost of maintenance; determine if work can be accomplished in-house or if a contractor is required.

  • Develop scope of work and/or materials for the quotation of services or supplies managing the subsequent vendor/s, contractor/s or job; abide by all Board mandated purchasing regulations.

  • Review annual expenses for Facilities Services, maintenance vendors and contractors; provide budget estimates to the Director of Facilities to assist in budget forecasting.

  • Communicate with administrators, personnel and outside organizations to coordinate activities and programs, resolve issues and conflicts and exchange information; develop policies and procedures to encourage effective and efficient management controls.

  • Conduct periodic building inspection to assure compliance with structural, roofing, painting, plumbing, heating and electrical requirements; make recommendations concerning needed repairs and appropriate priorities and follow up as needed.

  • Operate computer and assigned software programs including the Google Suite, Windows Suite, the Adobe Suite, the Districts chosen CMMS (computerized maintenance management system), and the Districts chosen BMS/BAS (building management system/building automation system); operate other office equipment as assigned.

  • Prepare appropriate maintenance engineering analyses to track equipment performance.

  • Provide direction, research, and documentation of spare parts required for operational readiness of critical equipment.

  • Develop working procedures, material and labor requirements for repair and alteration of physical plant equipment and facilities.

  • Establish and maintain effective working relations with maintenance, operations and District staff.

  • Work from blueprints, shop drawings and sketches.

  • Read plans and specifications for appropriate content and accuracy.

  • Direct the maintenance of a variety of daily tasks as related to the trades and special projects as assigned.

  • Remains "on call" 24 hours per day, seven days per week for any emergency, which may arise.

Required Qualifications

  • High school diploma or GED certificate supplemented by college courses in mechanical, electrical or plumbing systems and four years experience in facilities maintenance or construction including two years experience in facilities inspection, estimating, job scheduling, and project management, preferably project superintendent.

  • Communicate effectively, firmly and honestly in speech and writing.

  • Excellent customer service and leadership skills.

  • Effective ability to plan and organize, schedule meetings and communicate with vendors.

Desired Qualifications

  • 2 years previous experience in a similar position

  • Previous K-12 facilities management experience

  • Degree in Mechanical engineering or facility management

Knowledge, Skills and Abilities

  • Ability to demonstrate qualities aligned to our core values of character, communication, collaboration and continuous improvement.

  • Knowledge of public funded purchasing procedures.

  • Knowledge of commercial and industrial heating and cooling systems

  • Knowledge of commercial and industrial electrical systems including line voltage and low voltage

  • Knowledge of commercial and industrial fire protection and fire suppression systems.

  • Knowledge of commercial and industrial plumbing systems.

  • Knowledge of OSHA safety practices.

District Support

  • Demonstrate accuracy, thoroughness, and promptness in submitting reports, inventories, evaluations, and other information requested.

  • Observe, support and enforce the regulations, policies, philosophy, and programs of the District and all applicable laws and regulations.
